Are you consistent with what you promise?

When you make that phone call from the office and get that client on the phone do you make promises you can't keep? When you go on that listing presentation do you make promises you know you can't keep? When that buyer calls you do you know you can't deliver? Then why I ask again why do you do it? When I first started I told each client I would call them once a week, once a month or whatever but I held to my promise. When I got so many listings I could not keep my promise I called and explained to my clients the problem and they understood. The point is I called.

If you make a promise stick to it follow through and make it happen. I have a client now two actually who want to be informed so I send them an email once a week. Takes thirty seconds to a minute of my time and I'm done. It keeps the client happy but most of all if the property does not sell then I may get the relist or even more important that referral. "It's a great day to buy or sell a home."

What is your minimum standard?

When you get up in the morning you don't say to yourself I'm just not going to do my best today I think I'll just go 40% of my capability. When you go to the doctor because your ill you don't expect him (her) to give you only 30% of their ability. When you go and get your oil changed you don't expect them to only put 50% of the oil required in your vehicle. These people are expected and better perform at a minimum of 100% of their ability or dire consequences (lawsuit) would occur.

So why then do you think its okay to do 60% of your ability at work? When it's time for you to get your paycheck you don't want 20% of your commission you want it all. I do not understand why some agents (not talking to those who work out of the home) come to work and use it for a place to socialize. Don't get me wrong to visit (for a short time) is one thing but to come and maybe work 1 hour when your there 5-8 hours is not acceptable. There are other agents who are there to work and you're impeding their ability to get that client. Your clients expect a minimum standard of 100% from you all the time. Don't disappoint them or you may be saying "Would you like to biggie size that?"

I've told this story before but when I first started before I received my license from the State I was like a caged animal ready to bust at the seams. It did not take me long to do the things I needed to so I could get those clients. While other agents were working I left them alone I believe the phrase I'm looking for is called "common courtesy." "It's a great day to buy or sell a home."

Are you willing to share your success?

So are you, are you going to tell what you do that grew your business to others? Are you going to let them in on the secret to your success? When you go to a listing appointment and get that listing which no one else could are you going to share how you did it? Are you going to let the agents who did not get the listing just what you said or did so they can use it next time?

Okay so you're not the type that okay to but think back if someone did not let you in on some things could you have gotten where you are? If your parents did not tell you "Don't stick your finger in the light socket" or "That water is hot" I know who about "Look both way when you cross the street." Who taught you to drive, ride a bike or who potty trained you? Just think of all the people in your life who helped you along the way to become the success you are today. What if no one told you anything and just let you go about your way you would most likely be dead by now.

So the next time you see an agent struggle lend a helping hand and share your success because maybe just maybe someday they can return the favor. "It's a great day to buy or sell a home."

Why did kamikaze pilots wear head protection?

During the last stages of WWII Japanese pilots would crash their planes into Allied ships in an effort to destroy capital ships. This was done in part to protect their homeland and for other reasons. I wonder why the pilots wore head protection. If they were going to sacrifice their lives for their country than what purpose did the head protection serve?

Are some agents like those pilots? Are you one of those agents? Is you plane headed for a crash landing? Have you lost your enthusiasm for this profession? To each agent if you are new or been around for awhile you do not need to be sacrificed not especially in this year. I for one am going to have the best year since I started and that is due to hard work, ethics and doing what others don't or won't.

So I ask you to pull the nose of your plane up and get back in the game. You are valuable and needed. If you have been around for awhile you know how to get the job done so get to it. If you're a new agent you have two ways to go. Either ask other agents or go by trial and error. I would suggest the first because the latter costs a lot of time and money. Have a great year listing and selling remember "It's a great day to buy or sell a home."
