Well the market continues to slow from our highs of the week of July 28 with 238 units under contract to 178 for the week of 9-22. Our inventory numbers for the week of 9-22 were 5844 equal to our lowest levels this year for the week of 8-11. Properties sold were 193 down from last week but still improved overall. New properties to the market were 340 down from the previous 5 weeks. Prices for homes for sale continued at a level 189,900 with homes under contract at 154, 925, median sold at 159,500, and median price for new homes to the market at 167,362 this last number being slightly up from the previous month. Remember I am tracking the markets of Avondale, Surprise, Goodyear, Litchfield Park, Buckeye, and Tonopah, other areas will vary. The average under contract home price for the week of 4-14-08 was 196,588 to this last week with average price at 154,925, thats 4% per month but the last 4 weeks have slowed.

In America, there are over 15,000 dyer fires a year. Failure to complete routine maintenance and inspections is a leading contributor in dryer fires across the nation.

Dryer vents clogged with dust, fiber, and lint are responsible for nearly 30% of all dryer fires, making it a top contributor to dryer fires. To reduce this risk, clean lint screens and traps before and after every use. Carefully wash lint screens with soap and water at least once a month to remove residue buildup from dryer sheets. Also, be sure your dryer vent system is up to code according to city, state, and manufacturer recommendations. Replace foil or plastic vents with vent made from semi-rigid or solid metal material. Check the path of the dryer vent. Be sure it is as straight and short as possible. This helps prevent buildup at the elbows of vent systems. Check out the outside hood of the venting system. Make sure it is free from blockages, freezing, or other damages. In addition to these actions, have the vent system and your dryer professionally inspected and cleaned seasonally.

To enhance dryer fire prevention methods, be sure to keep a working fire extinguisher that is designed for use in laundry rooms near the washer and dryer. Test and replace the batteries on all smoke detectors frequently. Do not store flammable or combustible materials near the dryer and refrain from drying clothing covered in such materials. Develop a fire safety/emergency plan for the family and rehearse it often.

Warning signs of Failing Ventilation or Lint Buildup:

•· Clothes take more than one cycle to dry, especially jeans and towels.

•· There is no lint visible on lint screen.

•· Dryer repeatedly stops during a cycle.

•· Clothes have a moldy smell after a dry cycle.

•· Clothes are very hot after a dry cycle.

And so, Buckeye continues to amaze in its development. Douglas Ranch, a new master planned community that is bigger than Tempe, will begin building in 2009. The development is planning 100,000 homes and will have a 300 acre central park. This park will house cultural and entertainment events as well as sports fields. This would be the largest park in Arizona.

Throughout the neighborhoods will be natural washes and 2000 acres devoted to smaller communities and parks within the subdivisions. The community is planning 27 elementary schools.

The developers of this community are planning well. Not only are they preparing for a largescale master planned community, they are also trying to get the jobs in Buckeye to support these homes. The developers are already working with the city of Buckeye to increase the amount of commercial, office and retail space available. Additionally, the developers are petitioning the Maricopa Association of Governments to add light rail near the community.
