Lakefront Communities at their best in Chandler

Both Chandler and Gilbert have some pretty awesome lake communities. It almost seems un-natural or un-Arizona to have lake communities. For those who claim that it is a significant waste of water, they need to do some research and see exactly where the water comes from. A good start would be to read a post I wrote after my curiosity got the best of me. The more you study about water management in Arizona, the more you realize it is a wide open subject. Here's the link to Phoenix Water Supply. Some of the premier waterfront communities in Chandler are Ocotillo Lakes, Pinelake Estates, and Lagos Vistoso.
A common thread among these three is the location; south Chandler, good freeway access, good schools, and amenities such as the Hamilton Aquatics facility. Another reason the area is so popular is the proximity to semi-conductor employers such as Intel.

U.S. HUD Secretary Shaun Donovan today announced an expansion of the Obama Administration's Home Affordable Refinance Program to include participation by borrowers who are current but up to 125 percent underwater on their mortgage. The previous limit was 105%. Borrowers whose mortgages are currently owned or guaranteed by Fannie Mae and Freddie Mac will now be allowed to refinance those loans according to the terms of the Home Affordable Refinance program established earlier this year, on Febraury 18, 2009.
For example if the property is worth $200,000, the borrower must owe $250,000 or less, where previously the borrower must have owed $210,000 or less.

Since the beginning of 2009, the real estate market has been improving in Chandler, AZ. In February, there were an average of 1,824 homes on the market, and for the last week of June, that inventory has
dropped to 1,340 residential homes. There were 148 homes sold in Chandler in January of this year, and for June, that number has increased to 385 homes sold for the month. The average sales price was lowest in April 2009, at $211,647, but has increased each month since then, and in June the average sales price was back up to $241,772.
Things are starting to return to normal here in Chandler, and hopefully they are doing the same in your area as well. The only concern is the rumor of more foreclosures entering the market that are being held back right now.
