I take you behind the scene of my 1 800 number with www.HassleFree800.com. In the video I removed most of the phone numbers of callers. However, if you do choose to use a real estate call-capture system make sure you:

Take advantage of their free trials..

  • Have a plan on how you will advertise the number... BEFORE YOU BUY IT or Even Try IT!
  • Set A Budget. Then cut 15% off whatever you were thinking. Don't over-pay for the system, because you still have to leave room in your budget for marketing.
  • Ask for help. I've had the same system since 2003 and I still call the support desk with questions on how I can do better
  • Talk to practicing professionals who actually have the 1800 number system to capture leads. When I bought my Lexus a few years back, I talked with friends who already owned one. I called the service department to find out about maintence. Then I went to the sales department. Turned out a buying a car at Scottsdale Lexus was a pleasant experience. The same thing goes when you want to know how to get a 1 800 phone number.

Now that the weather has cooled down, my husband and I decided to check out our Mesa Farmers’ Market Saturday morning - checking out farmers' markets is one of my favorite things to do. Mesa is also celebrating its Old West Days Festival yesterday (November 7) and today (November 8).

There were shootouts, people dressed in their “old west” garb, and plenty of food. Rides on the train for little ones, jewelry booths, and a wide assortment of opportunities to purchase goodies or just walk and enjoy the music and the sights.

Winter visitors are back!! These events continue until May when visitors return to their cooler climates. There are plenty of these Farmers’ Markets, festivals, craft shows, and celebrations going on all winter.

It was a balmy 78 degrees yesterday morning around  11:30, and we stopped by and tried out the homemade tamales. LOVE tamales! We purchased six, and will be having them for dinner soon. The Tamale Store is located in north Phoenix, but you can call and order your tamales, or go online at www.thetamalestore.com, and pick them up at the farmers’ markets in Mesa Festivaltown. I do recommend them.

The McDonald Street Market is located in the center of Old Mesa at McDonald and Main. I’ve included a link to their website which provides dates, times, and other useful information for those who like to keep up on the local news.  So - all of you wanting to find things to do this winter, just stop by now and again for an update to the "happenings" in Mesa, Arizona!!

AUGUSTA RANCH OCTOBER 2009 SALES REPORT

In October we saw 10 sales close in Augusta Ranch, with a range in price from $96,000 to $322,000. The avg sale price was $195,690 w/2132 Sq Ft at $92.13 psf. 39 listings are active currently with an avg. list price of $232,909 & an avg Sq Ft of 2337 at $101.98 psf. There are currently 29 additional listings with contract offers on them that have an avg list price of about $94 psf. It appears that the listings with offers were priced closer to Sale prices than the ones that have not gotten offers yet. Good food for thought if you are thinking of selling.

Median Sales prices in Augusta Ranch for the last 3 months are showing a little less than they were from 4 - 6 months ago. Current 3 months median Sales price was $183,500 while the 4 - 6 month ago figure was at $215,389. A recent influx of buyers has appeared to flatten out the price declines to a degree, but with reports of more foreclosures on the way, time will tell what 2010 will bring us.
