The insiders in our real estate community are referring to this back log of homes as a "Shadow Market". What that means is the banks are releasing foreclosures at a slower pace to our market and causing a lower available home inventory count in Arizona and other places. Banks are not in the market to hold home inventory like this and by doing this many of these homes have further market depreciation and end up in worse shape. Many feel there will come a time in the near future that this glut in inventory will be dumped back on the market and inventory counts will again rise. I believe the new inventory will hit the market in August or September. The question is will they fire sale these homes to get them out of their hair? Investors hope so. What an opportunity to cash flow on rental properties again. "Don't wait to buy, buy then wait." We are slow to buy right now expecting better deals this fall. We are working hard to get the best deal possible for our buyers which are mostly investors right now.

Many of the more astute Mill Avenue dwellers have noticed a tree planting frenzy occurring on our beloved “Main Street” in Downtown Tempe. Over the years, some of the great Ficus trees that shade Mill Avenue have succumb to our Summer Monsoons, vandalism, insects, or the crazy micro-burst thunderstorm last year that clocked winds up to 100 miles an hour! The new trees are replacing the large holes and stumps where the previous Ficus once stood. While that may be obvious, what is not so obvious is that the new trees planted will drastically change the look of Mill Avenue come Fall. The new trees are the “Chinese Pistache” tree and according to web sources “The leaves of the Chinese Pistache are lustrous and dark green in the summer and a beautiful orange to red in the fall.” While some of our Ficus trees are still standing grand and tall, the plan is to replace the Ficus with the Chinese Pistache as the Ficus age. There is no doubt that this new burst of color along Mill Avenue will insure that the already popular street will become even more popular during the fall and winter months. Way to go City of Tempe!

TEMPE, Ariz. - Don’t take your eyes off the road too long, but yes, Dunkin’ Donuts has a new look, and Tempe-based Sanctuary Builder is bringing it to the Valley. On April 22, 2009, the commercial builder began construction on its third Dunkin’ Donuts project, which will showcase the chain’s spruced up exterior, chic interior and retro-like motif.
“Dunkin’ Donuts is an excellent example of taking a brand and carrying it through from product to packaging to their store designs,” explained Karl Tunberg, co-founder and CEO of Sanctuary Builder. “Our ability to work hands-on from start to completion and execute quality construction on-time and on-budget, has allowed us to secure projects like the expansion of Dunkin’ Donuts and construction of other office and small business outlets.”
