I always enjoy telling people about the Willo Historic District. It’s a very cool historic neighborhood bounded by McDowell and Thomas Roads on the North and South and 1st to 7th Avenues on the east and West. Each year, the residents of Willo put on the annual Willo Historic District Home Tour.

The annual Willo Home Tour attracts thousands of people each year because of our collective love affair with the cool homes in this awesome downtown Phoenix location.

This self guided tour of Willo allows people to peak inside of some great homes while walking the tree lined streets or by taking one of the shuttle busses around the neighborhood.

This year’s Willo tour showcases 13 homes and the old historic firehouse at 13th Avenue and Jewel. In addition to touring these historic homes, there is a LOT of excitement around the Willo street fair that has food, music and so much more. It really is a great way to spend a Sunday.

Here’s the scoop…

Date: Sunday, February 12th, 2012

Time: Tour open 10am-4pm ( pick up will call tickets starting at 9am )

Place: Willo! ( McDowell to Thomas – 1st Ave to 7th Ave )

Parking: Free parking at 1st Ave and Holly ( just north of Chateau )

TAKE LIGHT RAIL: Seriously, why would you try to park with 3000 other people?

With 3-4000 people expected to attend the tour, the light rail is a great way to get to and from the Willo Home Tour. Traffic can be a nightmare, don’t even mess with it when you can take the light rail to a station that is just a short walk from the tour and shuttle busses.

Below is a map of the area. If you are first time light rail riders or are not familiar with riding the trains, please keep these things in mind.

1. Purchase a light rail pass. An all day adult pass is just $3.50.

2. Take advantage of the FREE Park and Ride lots.

The proceeds from the Willo Historic Home Tour benefit the neighborhood, the park and the entire community. This is an awesome volunteer effort that ultimately benefits Willo and it’s surrounding areas.

Homes for sale in Northeast Phoenix from $99,000 to $199,000 really seem hard to find. Let's rephrase that... Maybe we should say "NICE HOMES" It is very interesting as to how difficult it is to find a home for sale in that price range. Actually that includes Scottsdale as well. I just went through this experience this week, with a buyer, and managed to do as I have done several times over tha past 18 months.... and that is: I showed them ONLY three homes!!!! That is all... It is so interesting, fun, and pleasurable when we use some of the technology available now a days, along with ASKING QUESTIONS, ASKING QUESTIONS, ASKING QUESTIONS.

In my 30 years in the business it was my first time to meet a person who had been in prison (or at lease if anyone else has been in prison they have not told me about it) however this person asked me to help them find a home to rent. I only had to show the person one home, because I could ASK QUESTIONS ASK QUESTIONS ASK QUESTIONS (as Cavett Robert used to say) and we found the right home with just actually physically looking at one home. However two days later the person called me to say: They were denied because they had a prison record, and their credit score was over 700.

And my response was, well let me help you OWN YOUR OWN HOME. And within 24 hours I was on my way to helping this couple to the point the female began to cry tears of happiness. At the end of their home inspection, I jokingly said: "Why don't you call Walter when we close escrow in 3.5 weeks and thank him for denying you an opportunity to rent a home, and tell him you are a home owner."

In my 30 years as a real estate agent, this is another one of those emotional, fun, exciting moments, to be able to help someone OWN A HOME FOR THE FIRST TIME.

I even asked: "Why were you in prison?" The response: "I was selling drugs. I have cleaned up my act. I have learned my lesson and am happily working every day, and committed to going to school while I work full time, and I have turned my life around."

This search for Homes for sale in Northeast Phoenix from $99,000 to $199,000 THIS TIME has given me the REAL PLEASURE OF HELPING SOMEONE again, and it is really another learning experience for me. Not only that on our way to look at the third home my buyer asked me about a FSBO that is a for sale by owner which was on my website. My reponse was: "There can't be a FSBO on my website." Their response was let me show you............. Well my buyer misread the site it was actually a FSBO in the 3500 block of a WEST side street. However we drove to the 3500 block of an EAST SIDE STREET and sure enough was a FSBO, which I called and asked if we could look at the home, and the person KNEW ME.

She even said her three daughters used to come to the Pumpkin Parade years ago where we had fun giving over 20,000 pumpkins away to kids over a period of 10 years. Actually once the wife can persuade the husband to do so, I believe I will have the home on the market within the month.

Fortunately when I did write the offer for my buyers, I managed AGAIN............... to meet FACE TO FACE with the seller and present my offer, instead of emailing or faxing, and AGAIN it was a good thing I did, because he was expecting another offer and by meeting fact to face, the seller admitted he had heard of me as well, and I managed to negotiate the transaction to where my buyer won and we are happily on our way to my buyer successfully owning: Homes for sale in Northeast Phoenix from $99,000 to $199,000. That FACE TO FACE continues to be a HUGE ADVANTAGE.

Sun City West Arizona Purple Heart and Bronze Star Recipient

I recently showed a property in Sun City West, a Phoenix Arizona retirement golf community. The seller pleasantly greeted my buyers and me at the front door. He asked that we make ourselves at home and would be available for questions should my buyers have any to ask.

The seller was about 6 foot tall, a little slumped over with a husky build that was probably once much taller in younger years. His gray hair was speckled with a red tinge, as though he was originally a red head. His wife sat quietly in the family room reading her book almost totally oblivious that we were viewing the home.

The three bedroom property had two dens, a super-sized family room and a gorgeous Arizona room overlooking the secluded backyard. It was the type of property that would be ideal for entertaining or relaxing. My buyers were impressed with the home and asked to thank the seller for allowing them the time in the home.

We walked into the den where the seller was busy at his computer and thanked the seller for his graciousness. As we turned to leave we saw this plaque on the wall. The seller displayed his medals when he was in the military and during the time he served in World War II. It was the only day that I did not have my camera with me.

My buyers and I have never seen a purple heart or a bronze star before. It was truly an honor to see both metals together with all of the beautiful metals neatly displayed. We shook his hand and thanked the seller for his service to our country. It was truly an honor in showing this property.
