The time is now to look at the untapped value or riches you may have accumulated all those years as homeowner. Does home equity ring a bell to you? Have you built enough of it?
Have you thought of investing by leveraging? Others have invested and multiplied their income and wealth through the value of their owned-real properties. Even a single owned property can create amazing opportunities such as a source of small business capital or down payment for income-property unit.
Some qualified homeowners do consider owning more properties like a vacation home or a rental condo unit. The right timing or opportunity so they say helps one consider and decide whether a home equity mortgage may be appropriate to one's situation.

So, all my life I've been driving station wagons, and then SUVs, it seems. You know how it goes...the kids have to be transported, then while teaching there were teams to be driven around, in extracurricular work, and now, in real estate, in the rural area I work in (only one paved road, and lots of dirt driveway style roadways!) it needs a 4 X 4. Of course, you've guessed it -- my daydream is a Porsche Carrera, preferably red with black interior, or "black on black". I once followed a Porsche down the highway, en route to a real estate board seminar, and enjoyed the daydream (it was silver, though). I also heard, at a real estate convention, that a city realtor would meet people at his office, for showings, and then say "follow me" -- he would lead the way, in his Porsche Boxter, and the clients would follow. In my area, people get off a floatplane or a ferry, and they're in my life for the day -- they've come specially, and so the realtor is the driver, from one end of the Island to the other, for the duration. Wouldn't work, then, this "follow me" routine, but I did like that realtor's style! If I don't do something about this daydream soon, though, I'll start to look ridiculous, like those people who still maintain a pony tail, even though their hair has receded in their forward "view". Meantime, I enjoyed the lead article in today's local newspaper's Home Section -- it's about a Poggenpohl kitchen called Porsche Design Kitchen P'7340. It looks very very cool. Doesn't have that throaty roar of a Porsche, though! And your dream is...???
On The Labour Day Weekend we went to the 141 st Annual Saanich Fair,
it is Western Canada's Oldest Continuous Agricultural Fair.
The Local News Paper indiacted there would be 60,000 people in attendance over the three day weekend. it was held at the Saanich Fairground, I'm sure they were right.

Has Lower Mainland real estate evolved? The simple answer is yes, and our local housing market continues to change.
Since 1996, the development of regional and municipal town centres has been the focus of Metro Vancouver's Liveable Region Strategic Plan. This growth strategy was adopted to make complete communities with amenities and jobs convenient to where people live.
A large proportion of the population surge was planned to be concentrated in these town centres and, in particular, in smaller multi-family units - a desirable home for many baby boomers who want to downsize for retirement.
However, in the future, it's expected more people will live their entire life in multi-family buildings and, fortunately, the market is already meeting this demand by increasing the supply. For example, earlier this year, multi-family homes in Port Moody became the city's main source of available housing stock.
