VICTORIA REAL ESTATE SHOWED INCREASED SALES ACTIVITY IN JANUARY

In January 2012 Victoria Real Estate Sales where up almost 10% over January 2011.

I noticed a change the very first week of January with Showings on all of my Listings. One of my listing in Fairfield ended up Selling from the result of Competing Offers. The Buyer came from my Open House the First Saturday in January.

My First Open House of the year was Very Busy with Home Buyers, the interest was way above the number I usually see at an Open House...Over 20 Couples came through.

Our Victoria Real Estate Board President Carol Crab is quoted from her report to day as Saying.....“Buyers are still price sensitive and very aware of the market values of homes.Sellers need to be aware that average prices trending up or down may not apply to their market area. They should consult with REALTORS® regarding prices in their own neighbourhood communities.”

Carol Goes on to Say......“Buyers seem to be tired of all the doom and gloom stories
about the global economy,” Crabb adds. “Interest rates are good and
they are keeping our Members busy with showings.”

I could not agree more with Carols Statement...The Negative Press on Financial Doom & Gloom in Europe every night on TV was effecting Home Buyer Confidence in Victoria. It stopped in January and that maybe the reason our Buyer Activity has picked up.

Inventory is down and Prices ares are more competitive and Victoria home Buyers are acting as Victoria Home Sellers Sharpen their pricing and Curb appeal.

Record low mortgage interest rates are certainly Good for Home Buyers in Victoria.

Be Safe and Sound When Repairing or Remodeling your Home.

As many people use the winter time to complete interior home improvement projects, it is important to take a little extra time to ensure to be Safe and Sound when repairing or remodeling your home.

Home improvement projects can be dangerous. Many tasks call for sharp tools or power tools that can cause injuries. You can't successfully repair or tackle home improvement projects your home if you're not careful. With a little careful organization and forethought, even the most difficult home improvement tasks can be conquered safely and successfully. If in Doubt of your ability to complete the work safely......."Delegate it or Hire a Professional"

Be sure to completely read the instruction manual for your power tools and follow the manufacturer's safety cautions. Tighten any adjustments and check that the guard is working before you operate a tool. Keep power tools dry, and plug them into grounded electrical outlets. Take care not to cut the power cord. Never store your power tools while they are still connected to the power supply.

Keep fingers well away from a power blade. Clamp small pieces of wood before cutting them, rather than holding them. It's imperative to wear work gloves when you're handling rough materials such as wood, glass, or metal, but take them off when using a power tool so you have complete control over it.

Never use any kind of power tool without proper protective eye-wear. Unplug a power saw before changing the blade or doing any other kind of maintenance or cleaning to it.
Learn how to properly support a board when you cut it with a power tool so it doesn't kick back towards you during use.

Always completely shut off power or water when working with the electrical wiring or the plumbing. One of the first questions you should ask as a new homeowner is where your shut-offs are located.

When working on a ladder, don't lean out to either side. Keep your body weight between the sides of the ladder. It may take longer to get off the ladder and move it to reach farther, but it is well worth your time. Falls are one of the most common causes of injuries in the home. Working Platforms and or Scaffolds can be rented very affordably .

Be Safe and Sound When Repairing or Remodeling your Home If you're not used to the physical element of doing construction, remodeling, or renovation work, you might easily injure yourself or strain your muscles. You may not even notice the aches and pains until you wake up the next day. Don't take chances and overexert yourself when lifting heavy objects, or when repeatedly lifting lighter loads. Get a helper to do some of the work, and take plenty of breaks. Listen to your body's signals and realize when enough is enough. Learn to bend and lift with the knees and not your back.

You're going to find a great satisfaction and pride knowing that you're able to safely and successfully accomplish repair, remodeling and renovation projects around your house as long as you're smart, safe, and keep yourself organized, focused and on task.

Here is Peter’s Pick for this weeks Pet Peeve :.......
Policing Greater Victoria........

• How Come, we have 3 Municipal Police forces as well as the RCMP providing Police Service in our Greater Victoria Region?
• We have a Regional Ambulance Service, that seems to work perfectly fine but somehow we can’t get past the municipal boundaries when it gets to policing and securing our communities.....
• Policing is really part of the need to review how Greater Victoria prepares for the future with fewer resources and increased demands on them.

Would it not make much more sense:

• For Greater Victoria as a region to have ONE optimized Police and Emergency Response Service that is coordinated and operated by one regional entity paid for by all the communities, proportional to population, geographical territory and density.
• A Regional Policing and Emergency Response Service would be able to reduce waste, duplication and optimize resources.
• Most importantly, a Greater Victoria Policie and Emergency Response Service would and should improve the well being of all residents, regardless where they live in Greater Victoria.

But That is Just Peter’s Opinion, What do you Think.....?
