Just like the title says, Virtual Tours aren't just for Home sales. I got the opportunity to photograph five cabins in Big Bear last week. What made it even better was that the owner let us stay in one of the cabins for the night. Only one night away but what a nice time! It had snowed the week before, so there was a lot of snow every where. It gave me the chance to practice my evening and sunrise photography. I just attended a class with my preferred lender about the new FHA Limits and Guidlines for the County of Los Angeles. Per the class what I found was that the new basic guidline Key Popints are as follows:

  • 3% down Payment - Gift funds are ok without seasoning
  • No Income Restrictions
  • Rates are currently below conforming
  • No required roof inspections such as Termite, Roof, Septic etc.
  • Normal appraisal requirements
  • Normal Timeline are in place for direct FHA approved lender. Longer time limits may apply for brokers
  • Non-occupying co-borrowers are allowed
  • Seller Disclosures are quick and easy
  • Owner Occupied and Full Doc only
  • Seller not required to pay upfront MIP
  • Temorary Loan Limits for Los Angeles County are set at:
    • 1 - Unit: $729,750
    • 2 - Units: $934,200
    • 3 - Units: $1,129,250
    • 4 - Units: $1,403,400

As it stands these limits are in place until the end of 2008. They are forcasting that in the next few months FHA will account for over 70% of all loans out there.

Burbank Temporary Aid Center

BTAC is a social service agency which assists the less fortunate residents of Burbank. The agency is staffed by two full-time and three part-time employees, and over 75 volunteers! Volunteer assistance is vital to the mission of BTAC. Ongoing needs include:

>>>Intake Assistants - working a morning or afternoon shift, one week day per week, these volunteers interview clients, assess the needs and meet the needs, as necessary.

>>>Pantry Workers - Receiving donations, sorting and shelving the goods, and preparing 'pantry orders' for the clients are amoing the jobs handled by these helpers.

>>>Fundraising Committee - these vital volunteers work with the Board of Directors' Fundraising Committee to assist with developing the resources necessary to keep the agency in business. Opportunities vary.

>>>Food Drive Organizers - Groups, churches, clubs and individuals can make arrangements to collect food for BTAC at their own venue or at a local market.

On-the-job training is provided for all volunteers. Shifts are available Monday through Friday, 9:00am - 12:00pm or 1:30pm - 5:00pm.

HOW TO BUY BANK OWNED PROPERTIES

Banks own real estate properties because they have acquired the homes through foreclosure. Homes on a bank's books are called REO's, which is an acronym for "real estate owned." Realize that when banks receive property deeds to homes through foreclosure, it's because no one showed up on the courthouse steps to bid the minimum amount of the existing mortgage(s).

On the surface, it might not sound as though foreclosures are profitable, especially if the bank wants to sell its inventory on the open market for the amount that was once owed to the bank by the previous mortgagor. However, here are at least two reasons why an REO can be profitable to you:

  • If two loans were secured to the property (which is common these days), the second lender sometimes does not foreclose.
  • If the second lender does not make up the back payments to the first lender and commence its own foreclosure proceedings, the second lender gets wiped out in the foreclosure. Many second mortgages comprise 20% or more of original market value.

The bank does not want to sit on its inventory. Since it did not receive its minimum bid from an investor or home buyer during the foreclosure sale at the courthouse, the bank is likely to price that REO home for less, just to get rid of it.

Unless you have direct experience negotiating with banks, you may receive better representation by hiring your own buyer's agent. Before you select an agent choose several and interview the real estate agent to find a good fit.

  • Buyer's agent have a fiduciary responsibility to protect your interests.
  • Buyer's agents do not represent the seller.
  • Buyer's agents are generally paid by the seller.
  • Buyer's agents may ask you to sign a buyer's broker agreement, which will lay out the agent's duties to you and specify who pays the commission.
  • Hire a buyer's agent who has experience working with REOs.

After you have selected your Exclusive Buyers Agent, you will need to be prepared with the following steps in order to be ready to make an offer on a bank owned property:

Before your Exclusive Buyers Agent can negotitate an offer for a bank owned property or REO's property your loan must be PRE-APPROVED not pre-qualified, In order to get to this process you may need to provide your Exclusive Buyers Agent or Mortgage Broker the following documentation:

  • Your fico score & full credit report with (3) fico scores: Experian, Tranunion & Equifax
  • Verification of downpayment and funds needed to close: For owner occupied & first time buyer you wil need at least 5% downpayment for a conventional loan. If you already owned a property and would iike to buy one as an investment property you will need at least 10% downpayment. A reality situation for negotiating bank owned properties is that Banks may not consider your offer for negotiation if your donwpayment is less than 10% unless the property has been in the market more than 30 days.
  • Provide acceptable income documentation: tax returns for 2006 and 2007 and current paystubs showing YTD earnings for 2008

If you own a property and would like to buy another one, you will need to document sufficient income to qualify for a second mortgage loan. A lease agreement of your current residence will be required by your new lender to qualify.

For investment properties, the interest rate and the closing costs may be higher comparing to first time buyer loans, ask your Mortgage Broker.

I'm sorry for this late post and for falling behind but I've been really busy. In this market to be able to say that again feels really good. With all of these great buys coming on the market it's time that I get my business ready for a surge in business. This doesn't mean that inventory is going to be flying off the shelf like it was a couple of years ago but it does mean that if you are ready to buy then you should be real active with your agent. The great buys will fly off the shelf and that doesn't mean that you missed out on your opportunity because I believe the right house is out there for you. So don't sit on the fence and get out there with your agent to find your dream home. Cost of borrowing is still at historical lows and prices have settled back down to where they're being called affordable again.
