The Batiquitos Lagoon in Carlsbad in the Aviara area is a treasure.
The Batiquitos Lagoon (one of 3 in Carlsbad)is a wildlife refuge where boating, swimming, and fishing are not permitted, and the bird watching is terrific. There are lots of wonderful hiking/running trails for all to enjoy while appreciating the views of the lagoon and the adjoining Aviara Golf Course of the Four Seasons Resort.

Once a year the Batiquitos Lagoon Foundation sponsors a cleanup operation in the lagoon when folks are permitted to take kayaks out.
On September 20 and 21, from 7 am until 4 pm, for a contribution of $30 you can:

| The community of Aviara in south Carlsbad is a beautiful resort residential community built around the Four Seasons Aviara Resort and their popular residences. There is a variety of real estate to choose from in Aviara, depending on whether you want views or not, prefer a condo or detached home, desire a gated or an ungated community, and of course your budget. If you are not familiar with the area, why not take a brief trip along the major roadway, Aviara Parkway, with a loop down Batiquitos Drive to the Batiquitos Lagoon.

There are several upscale neighborhoods in Aviara located along the Batiquitos Lagoon at the southern border of Carlsbad, including Pavona, Bella Lago, and Isla Mar. Another attractive community within the Aviara master association is Cantata.
There are 82 Carlsbad homes in the Cantata neighborhood, which is located on the 2nd fairway of the Aviara golf course; some homes offer views of the golf course and of the nearby Batiquitos Lagoon. Homes range in size from 2425 SF up to 3216 SF, with 3 to 5 bedrooms and 2.5 to 4 baths, depending on the floor plan. As of this writing, there are 2 Carlsbad homes for sale at Cantata – a 3 bedroom, 3 bath single story home with 2593 SF, priced at $985,000, and a 4 bedroom, 3 bath two-story with 2853 SF, priced from $949,000 to $999,000. Pavona is a relatively small neighborhood of detached homes, and one of the 16 communities within the Aviara master home owners association. Built in the early 1990s, this community is ungated, and located within view and walking distance of the well-known Batiquitos Lagoon and wildlife preserve where there are several miles of walking trails, terrific bird watching, and marvelous views of the lagoon. There is no shopping within Aviara itself, but of course the Four Seasons offers some wonderful amenities to enjoy – their fame spa and health club, the Aviara golf course, multiple restaurants including Vivace (sophisticated Italian) and The Argyle (the popular restaurant on the golf course with views of the lagoon, and, by the way, within walking distance or a short drive from Pavona), and a few upscale clothing boutiques. Bordering Aviara, however, are major shopping areas, and you are just a couple of miles from the Carlsbad beaches.
Carlsbad homes at Pavona are on 4 streets on gently rolling hills – Spoonbill is the main street with two entrances off Batiquitos Drive, and there are 3 cul-de-sacs – Tern, Starling and Bittern (there is an obvious bird theme in Aviara, as you would expect). This neighborhood overlooks the 17th fairway of the Aviara Golf course (some homes have excellent golf course views). Homes are one and two story and range in size from 2340 SF up to 3522 SF; recent prices have been in the low $1 millions. There are 3 Carlsbad homes for sale as of this writing at Pavona, ranging in size from 3278 SF up to 3510 SF, with floor plans of 3 bedrooms and 3.5 baths up to 4 bedrooms and 3.5 baths. Prices range from $1.35 million to $1.49 million. HOA fees are around $76 but vary a bit from home to home. We haven't posted info on Aviara for a while, so here's the map that shows what homes are available in which neighborhood. You can check out the interactive map at http://www.AviaraHomes.com (The site used to be called AviaraGems.com, but not since we got our new domain.)

The inventory has built up a bit, and we even have 3 listings there. But we received an offer on one of them today, which is good news. This is one of my favorite maps...it took me a long time to create the map where each neighborhood was color-coded. We've got another map on the site that serves as a legend to all the neighborhood names.
