I've had a number of clients over the past year contact me as they're being relocated to the LA Air Force Base and want to explore housing options before they arrive. As with many, the conversation usually starts out with their interest in Manhattan Beach, Hermosa Beach and Redondo. That is....right up until I let them know what the average home prices are in those cities. This is the "we're not in Kansas anymore" moment....or in this case it's usually Colorado.

There is an alternative, however, and it's the fairly unknown neighborhoods of Hollyglen and Del Aire (see real estate map) The neighborhoods are actually located in Hawthornebut with a very different feel. Del Aire is actually quite a bit larger than Hollyglen, but for the time being I'm going to focus on the areas of the neighborhoods west of the San Diego Freeway (or 405 as you'll come to know it once living here). The neighborhoods are fairly isolated from other parts of the South Bay with the 405 on one side, the commercial facilities of Northrup Grumman and Xerox on another and Manhattan Beach to the South. This limits the access and makes for a very quiet, and peaceful area with a real neighborhood feel. The homes are primarily the original single level homes on fairly good sized lots so it doesn't feel crowded or overdeveloped like much of it's neighbors. Homes generally start in the low $500K range and most have been nicely upgraded over the years, with some occasional "fixers" coming onto the market. It is ideally located near the LA Airforce Base, just a short drive to the beach, close to freeway access and much closer to downtown and the Westside than the rest of the South Bay. Hollyglen and Del Aire are fortunate enough to have their own award winning school system known as Wiseburn making it an even better family neighborhood.
If you're moving to the South Bay keep in mind the charming neighborhoods of Hollyglen and Del Aire.

Monday, August 8 - the news is positive... The community of Wiseburn is getting their own park! The decision was just made by Los Angeles county leaders and shared with the ecstatic community. With the Wiseburn Neighborhood Watch being one of the parties instrumental in the move towards getting this park, the timing is excellent as their fundraiser event is being held this upcoming weekend - August 23rd.
Right now final details are in the works, with the expectation of a schedule and some timelines to follow shortly. Stay tuned for more details as they come!

Attention residents of the communities of Wiseburn, Holly Glen & Del Aire! LA County Parks & Rec are holding a meeting to discuss the future of the old water tower lot on 133rd Street in the Wiseburn area.
Since the water tower was dismantled years ago, the lot has remained walled up and unused. A movement has begun by many members in the community to convert this lot from being unsightly and unused, to a lush greenspace for all members of the community to enjoy.
Be sure to come out to this community meeting to get an update on what's happening at the old 133rd Street water tower lot, and voice your opinion.
