Following are the stats for the April 2009 market as well as what is currently (as of May 24) available in the residential real estate market. Residential meaning, Single Family Homes, Condo's as well as Farms/Ranches. This month I am changing this up a bit by dividing out the detached single family homes from the condo market.

125 Are Single Family Home with List Price Range of $199,000 - $8,500,000

Average List Price $1,266,949 * Median List Price $699,900

6 are Bank Owned aka REO/Foreclosed properties & 12 are Short Sales

12 Are Condo Listings with a List Price Range of $120,000 - $479,950

Average List Price of $287,567 * Median List Price of $299,500

For quite some time now the Healdsburg/Geyserville market has NOT been as heavily weighted with bank owned/REO's (foreclosed homes) and short sale listings as some other parts of the county. We are now starting to see a few more of the distressed properties hitting the market, similar to what we are seeing in Sebastopol & along the Sonoma Coast areas. As with the rest of the county we see a larger number of short sales in escrow but when it comes to the numbers of listings that actually closed escrow the numbers are heavier on the bank owned/REO side.

Every Spring I look forward to the wonderful events that Sonoma County offers with glee!For those of us who love to look at historical, vintage homes and gardens (GUILTY!) Spring is a treasure trove of opportunities to indulge our love of beautiful homes and charming gardens.

It is always fascinating to me to see other people's living patterns. Their choices are only limited by their minds. Small, cramped dark spaces become wonderful work areas with proper lighting, plush carpeting and neatly stacked baskets and wired boxes organize much needed everyday work tools.I am always delighted by well organized and maintained areas.

Gardens, which I call "outside rooms' offer not only visual delight, especially as the most verdant season of the year unfolds, but a banquet for the other senses as well. The sounds of chirping birds building nests, bees buzzing from bloom to bloom, fresh cuttings from the rose garden and munching on fresh strawberries enrich and refresh our spirit.This profusion of simple pleasures make living in this special place truly a blessing!

The March quantity of Healdsburg sales were up from February, price point were down due to the type of properties selling.

Healdsburg does not have the high numbers of bank owned or short sale listings that we often see in some other communities within Sonoma County. Bodega Bay, Sebastopol & Penngrove are three other locations that tend to follow suit. March continued to show the trend of more closed sales in the NON short sale market.

I am happy to further drill down these stats to more specific neighborhoods, or for other areas of Sonoma County upon request.
