As of September 11, 2009 only 18% of available listings in Larkspur are in escrow.
For the month of August 2009 only 6 homes sold in Larkspur, for an average final selling price of $1,256,317.
The average original asking price of these homes was $1,514,650.
The range of final selling prices was from a low of $510,000 to a high of $2,225,000.
Of the 6 homes that, 1 of which was a distress sale, only 1 sold for the original asking price and all others sold for less.
In fact, the listing that sold for $510, was originally listed for a ridiculously high price of $1,100,000. I say this is ridiculous because it was a tiny dump -- a tear down, really -- on a 6300 square foot lot. It took this property an excruciating 734 days to sell. Had it been priced right from the start (June 1, 2007) they probably could have gotten a lot more than they did. I guess that is also due in part to an out of area agent listing the property and not knowing the values here. Anyway, I digress...
It took these homes an average of 235 days to sell. This was skewed by the 734 days from the listing I mentioned above.

Appliance repair service is usually the answer when appliances are not functioning properly. The clothes dryer is an exception to the rule. In most cases, if your dryer is not working right, there is an airflow problem. Calling a dryer repairman to correct the problem can be very expensive. A dryer vent cleaning service is the right choice to make when the dryer is malfunctioning.
Lint is the evil culprit when there is an airflow problem; lint clogged dryer vents cause over 15,000 dryer fires each year. Lint builds up in several areas including inside the dryer, in the dryer ducts and the dryer vent. Lint will also build up just below the lint screen that should be cleaned after each load of laundry.
Dryer vent cleaning is recommended annually to remove lint build-up and prevent a dryer fire. A professional dryer vent cleaning technician will pull the dryer away from the wall and remove the back to clean inside the dryer cabinet as well.
Dryer fires are also caused by improperly installed dryer vent systems or dryer vent systems in need or repair. A dryer vent cleaning specialist will do a complete inspection and make the corrections necessary to ensure your dryer vent system is safe.
Dryer vent repair and cleaning technicians can do most simple dryer repairs as well. Belts and fuses are not difficult to repair or replace and a dryer vent cleaning specialist will do this much cheaper than the appliance repair man. All dryer vent systems should be cleaned annually; therefore, one service call will ensure your clothes dryer operates safely and efficiently.
Rhonda Nole owns Dryer Vent Wizard, a dryer vent repair, cleaning and installation company; Rhonda is also committed to educating consumers to prevent dryer fires and save energy. DVW has a goal to make one million clothes dryers safer and greener by 2010. Visit http://www.dryerventwizard.com to learn more.
