Two homes closed escrow in Ontario during the week ending Jan. 13 and 74 homes were reported in escrow on Jan. 14, according to the Inland Multi-Regional Multiple Listing Service.

The MLS said 35 new Ontario listings were added during the week, for a total inventory of 895 homes on in Ontario Jan. 14, including 607 single-family homes with no monthly fees and 288 condominiums, town homes and single-family homes in associations.

During the week, six Ontario listings expired. Some listings are put right back on the market, but other sellers are waiting until later in the year.

The biggest obstacle many renters face when trying to buy a home is the down payment. Saving money can be a challenge when wages remain steady and the costs of living - including escalating prices at the gas pump - keep climbing.

"Equity-sharing down payment programs can help financially stretched renters purchase an affordable home and have helped many buyers who otherwise would not be able to purchase a home," said Realtor Ila Josephs, who will host a "Making ‘Impossible' Home Ownership Possible" seminar at the Ontario City Library on Saturday, January 26, from 10:30 a.m. to 12:30 p.m.

"The programs are financed by public and private funds and often are referred to as ‘first-time buyer' programs," Josephs said. "That's somewhat confusing. Anyone who has not owned a home in the past three years is considered a first-time buyer in these programs. Whether an applicant qualifies for a particular program also depends on income and the number of people in the household."

"No payments on the shared-equity loan are required until the home is sold or refinanced or becomes rental property," Josephs said. "Then the loan must be repaid along with a share of the increased value of the house. In some cases, a portion of the loan is ‘forgiven' if the buyer keeps the house for a certain number of years."

Spanish-speaking renters often do not even know such programs exist, said Realtor Lupe Espinoza. "We are making a concerted effort to inform the Spanish-language community so they too can establish roots in our communities and live close to where they work."

Information about down payment assistance programs in the area will be provided at the "Making ‘Impossible' Home Ownership Possible" seminar. A panel of Realtors and loan consultants will discuss the advantages of such programs and answer questions.

The seminar will cover misconceptions about home buying, down payment options, credit scoring and loan pre-qualifications, the home loan process, selecting a real estate professional, and the home purchase process and costs in addition to information on first-time home buyer programs. No matter what the market, people will continue to desire to live in Ontario, as it remains one of the most attractive cities within San Bernardino County. Comparatively speaking, the Ontario housing market continues to post brisk sales.

In of December 2007, 31 single family homes and a total of 14 condos/townhomes sold, down by 1 from last month. Total sales are down 60.2% for the same period last year and down 28.4% from last month's sales
in the Inland Valley MLS, keep in mind that some of this is seasonal trends coming into play.
