Wow, we are in an exciting market now. My office is located in Temecula, CA near wine country and we are having tremendous sales volume, however we have one major problem. The problems are not the buyers or sellers or even the lenders....the problem is the appraisers being assigned to our transactions. We often times have 50+ offers on one home.....YES 50+ offers with prices consistantly being bid up 10 to 20 percent over list price and the appraisers are still referring to us as a "declining market". We are only a "declining market", because most of the appraisers assigned to our transactions are from out-of-area and have no idea of what is really going on in our market place.
We now have standard sales coming back into the market with multiple offers and the appraisers still are not appraising properties at market value and continue to note a "declining market". In my opinion we need local appraisers handling all transactions. Appraisers who are familiar with our market place and can be consistant with their values. I would love to hear if this is happening in your market and any ideas you have to change the way of our appraisers.

What is net worth? A household’s assets minus it’s’ liabilities determines its’ net worth.
The US household’s net worth peaked at $64.4 trillion n the spring of 2007. A lot has changed since then for most households. In the first three months of this year the US households’ net worth fell at a 9.9% annual rate to $50.4 trillion.
That means that US families lost 22% of their wealth since the spring of 2007.
Here is a possible silver lining. Households and businesses have realized that reducing and eliminating debt must be a priority for a secure financial future, even if the government hasn't. Total private sector debt FELL at a 0.4% annual pace in the first quarter of 2009, the first time that private sector debt has declined since the Feds started keeping records in 1952. US households’ liabilities fell by $114 billion in the quarter. Consumer credit card debt fell at a 3.5% annual rate. That is the largest decline since 1980.
Unfortunately households saw their assets drop, including $448 billion in real estate and $1 trillion on their mutual funds, equities, and pension reserves. Owners’ equity in real estate dropped to a record low 41.4% of its value.
Financial businesses experienced their first debt reduction since 1975 and the largest since 1967. Businesses overall took on less debt in the first quarter, the first decline since 1993.

My niece in Northern CA. The tones and emotion are better in this Black and White than in the color version but I still needed to make minor adjustments in the various curves in Photoshop.
After several years of using increasingly better Digital SLR Cameras, I'm still scratching the surface as far as skill and technique are concerned, but I enjoy the learning highly.

A
wonderful afternoon was had by all - or at least all of us who sat in on
the Chris Botti
concert at Thornton Winery in
Temecula yesterday afternoon. It was one of those Chamber
of Commerce kind of days. The temperature hovered around 80 but even
those sitting in the sun didn't seem to mind as Cris Botti
brought the music to the Southern
California Wine Country.
This
show marks the 10 time Botti has serenaded us in the vines and, as a
mark of his popularity here, he sold out two shows yesterday. We
got a stage-side table for the afternoon show, enjoyed a primo bottle
of Thornton's Cabernet - Merlot blend, a grilled shrimp sandwich and
just grooved.
His
band, anchored by long-time drummer Billy
Kilson and 2 time Grammy Winner
pianist Billy
Childs, was as tight and as loose as they needed to be,
playing everything from Botti's signature style jazz to some
kick-ass rock & roll riffs by guitarist Mark Whitfield with a few
tender moments thrown in for measure.
One
of those moments was when Botti was joined by violinist Lucia Micareli. Playing
from the heart of the crowd, the violin/trumpet chase was as poignant
and moving amid the rustling vines as it was when they played it amid
the rustling programs with the Boston Pops orchestra just a few months
ago.
Botti
also talked with the crowd and carried on a lively chat with a 17 year
old trumpet player in the audience, imparting some career words of
wisdom. Botti got his first big paying gig in 1985 when he was called
up to play with Frank Sinatra
for a 2 week set at the Universal Amphitheater. He quit college for
that $200 gig - a move he doesn't always recommend but one that worked
for him. He hit the big time playing in Sting's
world tour in 1995, then opened for Sting on his subsequent tour
starting in 2000. He says he's been traveling virtually non-stop for 5
1/2 years and doesn't regret a minute of it.
Sometimes
when you do something that much for that long, you can slip into a
routine. Not Botti. The show was fresh, totally new from last year,
played to perfections and enjoyed by just a couple hundred in a very
intimate setting.
