Turlock Ca Short Sale - On Market 48 Hours - 10 OFFERS!!
I'm sure a lot o
f people believe that the current real estate market is terrible. If you watch the nightly news, listen to the radio or read the newspaper most of the time you are being told how terrible the market is. Of course the saying is that bad news sells. The problem with these news reports is that they all try to paint all markets with the same brush.
There is another saying and that is that "All Real Estate Is Local." What I mean by that is every market is different and that you can't compare what is happening in the Turlock Ca Real Estate Market with what is happening in the New York City real estate market or pretty much any where else. Sometimes you may even find different markets within the same city. 
What this post today is about is one of my current Turlock Ca Short Sale listings. This is a nice single family home in great condition in a nice area of town. I actually put the listing on the Multiple Listing Service (MLS) at 5 pm on Thursday March 8th. Within 2 hours I had my first offer. By the end of the day on Friday, about 24 hours after the home went on the market, I had 6 offers. By Saturday late afternoon I had 10 offers. And they were all pretty good offers. Every one of them were at asking price or above.
I don't think you are hearing too many stories like this on the nightly news. I know this is not all that unusual in the Turlock Ca Short Sale market. Just about all of the agents that submitted offers to me said that they have been trying to find a house for their buyers and have been faced with multiple offers just about every time. Right now the inventory of available homes in Turlock is a bit low. Finding a clean move in ready home like my listing is even harder to find. Another factor is that interest rates right now are GREAT and many first time buyers are now able to buy. The bottom line is that a lot of homes here are getting multiple offers and are getting them fast.
So the next time you hear about how terrible the real estate market is just remember that that doesn't mean that the real estate market is terrible everywhere.
P.S. By Sunday morning when I went to present the offers to my seller we were up to 12 offers.

Stanislaus County Home Sales for February 2012 -TURLOCK -
The sales figures for Turlock California for February 2012 are in. The totals below are for single family homes sold in Turlock.
Total Sales - 55 (69 Homes sold in February 2011)
Bank owned Sales - 16 which was 29% of all sales.
Short Sales - 24 which was 44% of all sales
Overall, distressed sales (Bank owned and short sales) made up 73% of all sales.
The lowest price home sold in Turlock during February2012 was $50,000.
The highest price home sold in Turlock during February 2012 was $400,000
The median home price in Turlock during February 2012 was $140,000.
The average days on the market was 82.
As you can see the volume of home sales in Turlock in February 2012 was well below last year, but the inventory is also lower than last year. Distressed sales are still the majority of sales. We are seeing a few more "traditional sales" and more investors are getting into the market.
This was also the first month that SHORT SALES outsold BANK OWNED SALES. I have been thinking that eventually that would happen, let's see if this trend continues.

Stanislaus County Home Sales for December 2011 -TURLOCK -
The sales figures for Turlock California for December 2011 are in. The totals below are
for single family homes sold in Turlock.
Total Sales - 79 (84 Homes sold in December 2010)
Bank owned Sales - 28 which was 35% of all sales.
Short Sales - 24 which was 30% of all sales
Overall, distressed sales (Bank owned and short sales) made up 65% of all sales.
The lowest price home sold in Turlock during December 2011 was $42,000.
The highest price home sold in Turlock during December 2011 was $380,000
The median home price in Turlock during December 2011 was $162,000
The average days on the market was 46.
As you can see the volume of home sales in Turlock in December was almost the same as last year. Distressed sales are still the majority of sales. We are seeing a few more "traditional sales" and more investors are getting into the market.

California State University Stanislaus 10,000 Students and Hundreds of Geese!
Turlock California is the home of California State University Stanislaus. (C
SUS) The state legislature established what was then known as Stanislaus State College in 1957. The school opened in September of 1960 at the Stanislaus County Fairgrounds in Turlock. In 1965 it moved to it's current 228 acre location in Turlock at the corner of Monte Vista Ave and Geer Rd. In 1985 it was awarded university status and the name was changed to California State University Stanislaus.
The fall 2011 student population was 9246 which includes 7921 undergraduate students and 1325 graduate students. For the 2010-2011 school year there were a total of 1806 degrees awarded. Of those 1442 were Bachelor's degrees, 351 were Master's and 13 were Doctorate degrees.
CSUS is the home of the Warriors. There are several sports played there including baseball, softball, basketball, track, golf, cross country, soccer, tennis and volleyball. CSUS is a member of the California Collegiate Athletic Association (CCAA) an NCAA Division II school. The CCAA has 11 member schools from Cal State L.A. in the south to Humbolt state in the north. CSUS was the host school for this years men's and women's soccer championships which the CSUS women won. It was also the host of the men's and women's track and field championships.
CSUS has a beautiful campus that is very popular with the general public for walking, jogging, and bike riding. There are several fountains, ponds, bridges and fields scattered among the buildings. The large amphitheater on the campus is the site of many events throughout the year including graduations, concerts and plays. The campus is also popular for another population.
California State University Stanislaus is home to quite a large water fowl population. On a recent afternoon walk I noticed several species of waterfowl. Most prevalent are the Canadian Geese of which there are several hundred among the various ponds and fields. I also spotted Mallards and Mudhens and even a Snowy Egret. Watching the geese flying in formation from one end of the campus to the other was quite impressive.
California State University Stanislaus and the City of Turlock have been a great partnership for over 50 years now. The campus is worth a look if you are ever in the area. If you or someone you know is trying to decide on where to continue their education I highly recommend CSUS.
