Woodland, a Remarkable Stroll through History

Sheila Giovan: Real Estate Agent in Healdsburg, CA

Mules and stagecoach enjoying stroll through historyHave you discovered the remarkable city of Woodland located about 9 miles north of Davis, California. At first glance you would not notice how many historical homes and storefronts date from the late 1880's. The town also boasts an original Opera House which still has performances. This past weekend September 6, 2008 the town hosted its annual Stroll through History where you can enjoy the pleasure of viewing the interiors of these historical homes located in the historical downtown area.

Woodland has some remarkable restaurants to experience. Historic Downtown Ludy's Restaurant in WoodlandLudy's Main Street BBQ has the best barbequed meat in town. View the pictures of the extraordinary restaurant with artwork on every wall and every ceiling. The outside patio is so much fun and kids love the small river which runs down the middle of the patio. You can contact Ludy's on the internet at Ludys.com. to arrange for a reservation as well as catering.

If you are looking for a great Sushi restaurant I highly recommend Osaka Sushi which is located on Main Street across the street from Ludy's. In addition there is a great Bistro name Tazzina Bistro which has outside seating to enjoy afternoon and evening dining. My daughter and I have enjoyed eating at this little taste of Paris dining.

Another favorite restaurant is Morrisons. My family especially enjoys the quality of service that you receive at this special restaurant. It is located upstairs in a most unusual building.

Woodland was founded as an agricultural town and the railroad tracks still run through the downtown area. You can almost feel the qualifty of the previous life of this small town as you walk on Main Street and enjoy the beautifully preserved commercial buildings that form the downtown shops, restaurants, and great antique shops.

Falling Prices Bring in Investors

Speaking of the greater Sacramento Region, it seems as if $200,000 is the level at which demand steps up to meet the supply. Reports are that homes at $200,000 and below are experiencing multiple offers as of late.

My previous post points out however that precious few of these low priced homes are available in Davis and Winters. Woodland and Sacramento seem to have more supply.

As mortgage requirements get tighter, it is investors filling the void. First time buyers struggle against current economic conditions to save a down payment and qualify, while experienced investors with cash and financing snap up the bargains.

There is no doubt that housing in Yolo County and Sacramento County is becoming more affordable. In my next post, I will provide some details as to the latest median home prices and sales numbers for the area.

Woodland Prarie Style Home

Carolyn Gjerde-Tu - Davis Ca Real Estate: Real Estate Agent in Davis, CA

This house is really the only example of Prairie Style architecture made famous by Frank Lloyd Wright in Woodland. Built in 1916 and designed by architect John Hudson Thomas this house was considered radical for the area when it was first built . The surrounding homes are mostly Victorian and this house stands out in the neighborhood. This home was one of the first constructed in Woodland with an attached garage.

Woodland bank owned properties

Carolyn Gjerde-Tu - Davis Ca Real Estate: Real Estate Agent in Davis, CA

With the housing market dragged across the news these days, many people are interested in looking at bank-owned properties. Last month in the Sacramento market over half of all the closed sales were REO (Bank owned) homes.

I have created a direct link to Woodland REO Homes As of today, 2/26 there are 50 foreclosed homes on the market. This number is actually greater as not all agents are imputing bank owned listings the same way into the MLS. Woodland foreclosures range from newly built custom homes to small homes that may need a little (or a lot) of TLC.
