Home Inspections Are An Important Part Of The Home Buying Process In Orange County, California
When buying a home in Orange County, California, a home inspection is not mandatory. However, it is advisable that you hire a licensed home inspector to conduct a thorough inspection of the property. Considering that your home is probably the most expensive purchase that you'll ever make, it is money well spent, to ensure that you're buying a solid home.
A basic home inspection report will provide you with details regarding the following major features of the property, and will indicate if repairs are recommended or necessary:
FAQs, regarding home inspections in Orange County, California:
Q: Should I attend the home inspection?
A: Yes, we advise that you are present at the home inspection, so that you can ask questions, gather pertinent information, and understand what was reviewed by the inspector.
Q: What if the home inspection indicates that there are problems with the property?
A: The final decision to purchase the home, is ultimately up to you. The home inspector simply acts as a neutral third party, and reports on his findings.
As your Orange County, California realtor, we will review the findings with you, and discuss your options, if there are issues listed in the home inspection report.
Q: What are my options, if there are items of concern listed in the home inspection report?
A: Your options may vary, and will depend on the terms of your purchase contract. However, typically, if you wish to move forward with the transaction, we will discuss the option of asking the seller to complete any necessary repairs prior to the close of escrow, or to provide you with a credit at the close of escrow, so that you may complete the repairs after the fact.
Alternatively, if the damages or defects are not acceptable to you, you cannot afford to make the repairs, and/or the seller refuses to make the repairs or provide you with a credit, you have the option to cancel the sale, and withdraw your contract, when buying a home in Orange County, California.
Q: Is a home inspection the same thing as a termite inspection?
A: No. A termite inspection simply reveals and reports the presence of termites in and around the home and attached structures, and any resulting damage. The termite report will indicate what areas, if any, will require treatment or repair, and if the infestation is severe or wide spread, the home may require tenting.

Tommy Doorknocker's Road To Success...
Hi! My name is Tommy Doorknocker. I live in Orange County, California and go door to door offering to sell homes for a commission. I only get paid IF the home closes escrow, but I love what I do. It's always a great day in sunny Southern California.
Surprisingly, not everyone is excited to see me show up at their door, and that's perfectly O.K. with me. I don't mind being there and until they say go, I plan to stay for as long as possible.
My favorite line is: Hi! My name is Tommy Doorknocker and I sell homes. Would you like me to sell your home? If not, how about the home of a friend or neighbor? Who do you know that might be interested in having their home sold? Would you like a notepad?
This may come as a shock, but many times I never get past my first sentence before having the door slammed in my face. Some people are just rude and don't appreciate the extra effort that I made, coming to their home without even being asked. I do it for FREE and usually give them a gift, like notepads, magnets, informative flyers and other cool stuff. Sure I put my name and contact information on everything that I give away, because one day THEY are going to want ME to sell their house. And that's what I do, I sell homes, when I'm not knocking on doors looking for homes to sell.
I've got lots of stories to share about my door to door experiences, but in the meantime, if you or someone that you know need to sell a house, contact me or An Experienced Real Estate Agent.
NOTE: Tommy Doorknocker is a "Fictional" character and unavailable to sell your home. Any resemblance to a real person is totally unintentional. Unlike Tommy, I don't door knock and don't like it when a salesperson knocks on my door or rings my doorbell, unexpected and uninvited.
If you or someone that you know needs A Trustworthy Experienced Real Estate Agent, you can always find me online at RichardYatesRealEstate.com.
I help buyers too!
