The San Benito County real Estate market at a glance

Well heading into the Holidays the local market inventory is down and the pricing is heading up.

Nothing huge, REO or bank owned properties account for a large number of the inventory however there are still a few privately owned properties in the inventory.

4 condos are active

with 132 active single family residents in the current market in the whole county

The inventory is dropping the house price is increasing, what will the Winter have in store for us is the question.

The beginning of all this foreclosure madness had the inventory at 800+ in this neck of the woods.

Quite a drop from 2 years ago and quite a difference from the 90's when the foreclosure market in this area accounted for about 2% of the inventory.

It was just announced that unemployment is up it's hard to say how that will effect the market if it will throw us into another batch of foreclosures and short sales.

Now lets look on the sunny side the prices are down my investors are filling their stables with well priced houses with a positive cash flow and good tenants.

First time home buyers are back in the market and making their dreams come true.

Some renters can finally become buyers.

The current rate is excellent compared to the historic 18% days in the 80's.

Now if the planets would align and PEACE would come to the WORLD for the Christmas season all would be perfect.

Gilroy Garlic Festival

Another superior day in Hollister, The Gilroy Garlic Festival was this weekend and as usual a great success. People coming from all over to enjoy the great food and festivities that are part of the celebration of the little smelly bulb. My wife loves thestuff adds it to many recipes I like it once in awhile. The festival has been going on for quite awhile now, it help many local non-profits and really helps the economy of the Gilroy area and provides a great day, great weather and great food what can be wrong with that even if it is a smelly little bulb.

It's a great life if you make it one.

Peggy and I like movies could you tell I have as many movie reviews as I do real estate information. Thanks for your comments I get most of them on the reviews.

Real estate is really dry stuff most of the time and we aren't into blowing our own horn much...we just hope our reputation precedes us.

Anyway we just finished seeing the Transformers movie and the crowd we were with loved it. It was an action packed, buy your popcorn and get very thing done before the movie starts it is action packed from start to finish and you'll definitely won't have a lull in the movie to sneak out after it starts.

I liked the CGI the plot was a little weak put the action made up for it.

Tell next time, Hollister is a great town!

Another "UP" day in Hollister California

Peggy and I took in the movie "UP" last night. Very cute and ended differently than we thought it would.

It is really not just a kid movie in fact I'm not sure it's for kids at all. The 2 year old behind us was scared and through the questions he asked his Dad he did enjoy most of the scenes. My grandchildren 8-12 loved it.

It's not for everyone but we liked it.

Veteran's Day Hollister California

Today, Veterams Memorial day in Hollister California, the motorbikes are out at the Hollister Hills State Park one of the few day you can hear them from my house at the mouth of the Cienega Valley. The Veterans are lining up downtown I bet in rememberence of the fallen during all the wars. They stand close to the the monuments and the name plaques in front of the Veterans Memorial building. a Brother's, Uncle's and Granfather's plaque rest there we are going to apply for my wife's Uncle's plaques to rest there in rememberence of their duty to the country. We rember them all days but especially this day.

Hollister is a great little town, a great little community.
