PHA's newest client lives on Broadway in San Francisco, CA... what's notable about this particular moving organizing project is the location. Outer Broadway has a long history as millionaire's billionaire's row!

All of the packing, unpacking, utility transfers, change of address notifications etc. will all be done while the family is on vacation for three weeks in Italy & London. Upon their return, they will go straight to the rental where they will live for the next two years!

While I am not able to share an address with you, the picture shows the charming brick lower staircase to the street (there is an additional staircase that leads up to the front door). This client is a young couple with an 11-month old baby girl and we will be moving them into a temporary rental house while this property gets gutted and re-built from its current three stories to four stories. The visual views from this property location are AMAZING.

PHA is truly grateful for the referral and is looking forward to handling whatever needs to be done for a successful move...

California Mortgage Rate Update: 03/12/12

California Mortgage Rate Update for the Week of 03/12/12:
YAWWWNNNN. The interest rate markets started the week on the positive side and it looked liked we'd see lower mortgage rates to open, however, that has since normalized and we are pretty much right back at last week's levels. Granted, last week was not bad at all and strong rates still abound on programs across the spectrum; ARM to fixed and conforming to jumbo.
Economic highlights for the week include the FOMC (Federal Open Market Committee) statement at 11:15am PST, Tuesday. Will the Fed be unified in its take on the economy? Most likely not. But just what the language reads could move the markets. Since the Fed has already been about as lenient as I can imagine (indicating low rates until 2014), I cannot offer a good reason to hold out hope that anything drastically positive for lower mortgage rates will emerge from this statement. So, because of that, be a bit on guard if your home loan rate is floating.
Otherwise, we have some consumer and producer price index data to consider and we have bond auctions which have already begun today (Monday). Not a lot of action resulting from this so far. Finally, the Eurozone is asleep for now. Unless, of course, one of the patrons of Haircut Hotel decides to wake from the nightmare, I don't sense this economic component is going to harshly influence rates in the immediate term.
Lock advice: I'm sticking with a LOCK position again simply because I cannot justify floating. This atmosphere, to me, has all the makings of a "get it done while you can" cycle, and so I think it's more prudent to be safe than potentially sorry. There is just not much to gain on the upside.

A few weeks ago a good friend of mine, Mike Genoshe, who's son Timothy attends the Stratford School in San Francisco, told me that the class needed to get some books for their classroom. I immediately suggested that I would like to make a donation so that the class could have those books. The school graciously accepted my offer and went ahead and purchased the books. The teacher, principal and the students expressed much gratitude. I decided to pay them a visit as they wanted to express their gratitude to me personally. Great moments like this is what living is all about. I thought I was the one giving. I was in for a surprise.

Showing up with Peeps and Egg Coloring Kits

My idea was to show up with additional gifts. I chose to surprise them as I brought Peeps (we all know those delicious sugar covered marsh-mellow chicks) and egg coloring kits for all the kids. What a reception it was. They were excited to get these items and I was able to share a few moments with them.

Here I am in the middle of these great kids, all of whom created thank you cards. What a moment. Peeps, egg coloring kits and thank you cards in hand.

Well they surprised me too. Every kid individually created a personalized thank you card. To say this was an emotional experience is to downplay it. I cannot express what it felt like to have these third graders each come up to me with their thank you cards and tell me their names. It was memorable.

When is a Home Buyer's Deposit Not an Earnest Money Deposit?

Although officially on the clock and therefore working, this Sacramento short sale agent did take a trip yesterday with family to San Francisco. We hopped on the Capitol Corridor train, switched to the B.A.R.T. at Richmond and stepped out into the wonderful world of Powell and Market. Around Sacramento, this is known as going to the City.

My sister and niece are visiting Sacramento from Minneapolis. That meant I needed to show them one of the most magical places on Earth -- the Nordstrom shoe department. The odd thing about the shoe department at Nordstrom right now is the fact it is filled with mostly Lady Gaga shoes, which really are nothing new because they originated with Elton John years ago. Where were these shoes when I was 21? On the other hand, you've got your flats. There is not much in between. If you want a 3-inch heel, you're pretty much out of luck.

Kinda like a Sacramento short sale. You've got your serious home buyers, and then the ones who like to throw offers at the wall to see which will stick. Not much in between.

It was a rather slow day yesterday for offers. Seeing as how Thursdays are the unofficial REALTOR® Day Off, I received only 3 offers on my short sale listings. One of them offered a $5,000 earnest money deposit from the buyer. When I explained to the agent from the Bay Area that he needed to a) read the attachments to MLS and b) read the confidential remarks in MLS, he responded to say his buyer would want to reduce the deposit.

He seemed to take umbrage when I questioned the authenticity of his offer. Is that how they write offers in the Bay Area? They just make up crap? When is a deposit not an earnest money deposit? Is that when it's written into the offer or when it's removed from the offer?
