About Shasta County, CA

Do you continue to be stunned by some of the dynamics of this market? I was out showing property to clilents that potentially want to list their home and downsize. I called on all listings prior to showing. The Listing Agent on one of the homes which is a short sale stated that he had two close offers but was waiting for a full price offer. Say What?

The house has been listed for 254 days. My first response was why do you not have it pending with "Continue to show" and tagged short sale. His response was "Well I still want to get good traffice because I want a full price offer". He further stated "I've become chummy with the asset manager and I've told him we can get a full-price offer".

Where shall I begin. What does he think about his clients? I would guess that it seems okay for them to continue to live their without paying the mortgage and so he and they must feel okay about that.

It is a good thing I always call on my listings that I plan to show. I shared with him that the MLS protocol is to put things pending when you have offers that you have sent to the bank even if you have not accepted either of the offers. His comment was that he never paid attention to that.

I hung in there and remarked that he has the potential to hurt agents and their clients. What if someone thinks to write on the house without calling you to get your special criteria "a full price offer" and are really hoping to get the house. I suppose they will find out soon enough but it just does not make sense to me in any way.

I sure am glad that I don't do business this way. It would be confusing for everyone and certainly does not help an already difficult market. Doing and getting approvals on short sales requires knowledge, a sound process and dedication to hard work and communication. I have a 100% approval rating to date and this is NOT how I do it!

The Sacramento River boat launch access and Salmon fishing are little known features of home ownership in Lake California. While Salmon fishing has been closed along much of the Sacramento River a portion of the Sacramento River is still open for late fall Chinook (king) Salmon fishing Cottonwood (May 2009 DFG). That portion of the Sacramento River adjacent to Lake California is included in that open area . DFG reports consistent populations, of the Chinook Salmon, are still running here. For those in the market for a home very near some great fishing this is something well worth looking into. The launch fees are modest. The access to the Sacramento River is a fisherman's dream. This photo was taken from the Road leaving MacArthur and heading to Alturas on Highway 299. It gave us just enough rise to get good photos of Mount Shasta and the Valley Floor! It truly is beautiful country! You feel like it got left behind in time and it is a good feeling! Big Daddy there standing guard!

I took this photo of a farm with Mount Shasta guarding in the background. There was a tractor working and stirring up dust....which I thought well, that's cool!

Here is a another shot of a farm with the Western Mountain Range (small one that creates the boundary for MacArthur Valley). Just plain beautiful country. Come for a visit and we will show you around!
