Snowmobile safety will come to the forefront on Friday at the Summit County Senior Center. Presented by Silverthorne Power Sports in Silverthorne Colorado. The clinic will cover avalanche safety tips,what to do if a a rider gets lost, caught in a tree well or a host of other problems. The class will be specifically for snowmobile's.
Tickets are $25 and the event is Friday December 12th at 6:30 pm in Frisco at the Summit Senior Center.

The Frisco Nordic center is now open for the 2008 and 2009 season. Over 12 kilometers of finely groomed trails are ready and waiting for the public. Explore the shores of Lake Dillon, stroll through WaterDance and Wooden Canoe on your cross country skis or snow shoes.

Water Tower Place

A total of 43 units. 1, 2 & 3 bedroom floorplans. 8 of those units will be affordable housing. 35 will be sold at market value. 11 units are currently available ranging from $645,000 to $1,045,000. I am told the remaining units will be offered at Phase 2 of this project's release. So, not all units are listed for sale at the moment. The entire project consists of 3 separate buildings; A, B and C. A & B buildings will both have superior views out to the east; Continental Divide & Lake Dillon views. Building C will be somewhat eclipsed by the B Building. By the way, building A will have some light retail shops on the ground level. My understanding is that the project is scheduled for completion early summer of 2009. I can tell you they are working feverously on the project and Building B will be close to being able to walk very soon.
As far as pricing, the developer has determined this pricing now is indeed, pre-released pricing. Honestly, as the market stands today, I would not expect them to raise prices significantly in the near future. However, that is hard to determine. The developer is offering an incentive for the next 3 properties placed under contract. This incentive consists of an entire outdoor furniture and hot tub package with a value of approximately $20,000. A contract requires 5% down in an earnest money deposit.

I've become more interested in analytics over the past few weeks. To be honest, analytics hadn't been important to me cuz let's face it, when no one is reading, there is nothing to measure.
One of the first things I've noticed is referral 'traffic' to my website. Not shockingly, my traffic is referred by other social networks that I participate in like LinkedIn & Twitter. However, I'm also getting referrals from ActiveRain. Since I hadn't put any effort into ActiveRain before, I decided it would be fun to test it out.
Now that REBlogWorld #1 is in the history books, I'll be expanding my blogging efforts. Today I discussed Twitter Strategy at JBinFrisco. On AR, I'll be writing about how I'm building my business online. I conduct 100% of my business online. I avoid traditional tactics but not traditional strategy. There is a difference.

Frisco Sold Transactions - Price Band Comparison
A number of people have been asking me whether homes in certain price ranges are selling better than others in Frisco. From an anecdotal perspective, I know that the townhomes I have listed at Fifth and Belford, in the $900's, have much fewer showings than similar properties I had listed last year.
I compared the number of sold transactions in different price bands from January 1 to August 25 (the day I'm writing this article) for the years 2007 and 2008. Here are the results:

Sales of properties under $500,000 have been least affected by the market slowdown, showing a decrease in number of transactions of 27%. Properties over $500,000 to $1 million have seen a much greater percentage slowdown from 65 to 78% less sales than last year. Sales over $1 million in Frisco total four in each year, not making a great statistical analysis.
Some good news is that as of the date of this article, there are 19 pending properties in Frisco. Eleven are listed under $500,000, continuing to confirm that lower priced properties are continuing to move. Five pending listings have list prices between $500,000 and $750,000. Two are listed between $750,000 and $1,000,000 and one property is listed at $1,650,000. We also all know that September and October are huge months for closings, so hopefully the numbers will continue to increase.
