Wow, what a day. I was supposed to close on a deal tomorrow and now it is delayed because the FHA Amendatory Clause form was not fully executed by all parties PRIOR to closing. The buyer's lender says that this form has been around for a long time, but now with the new HUD guidelines, this form can no longer be completed at closing, but must be signed by all parties prior to closing. Hence, to everyone's frustration, closing cannot take place as scheduled. My buyer's lender complained that all lenders are not of the same understanding of the new HUD guidelines effective Feb. 1st. Guess they didn't receive proper training.......we've all been there ourselves before.

It is snowing today in Denver. I would suppose several Denverites are still under the covers and not wanting to get out of that warm bed. I would also suggest these folks do not have a good reason to get out of bed. I would also suggest having a reason to get out of bed in the morning makes all the difference. One must have a purpose greater then themself. Below find 10 quickies to get ones self motivated and unto a great day..YOU CAN MAKE IT A GREAT DAY !!!

A recent Fox News story says "yes". They say that the main factor in this new wave will be the high rate of unemployment. It was also stated that commercial real estate is now in trouble and a very high rate of foreclosures in that market is also imminent. It was aired on Feb. 1st and the entire video can be found at video.foxbusiness.com

It is true the picture below represents the pilings that were seen on a home. Some make think, this poor home owner had to clean up the pilings. In reality the home owner requested these pilings. I t may not be attractive, yet it is some what a protection method.

In the sketch below you will see a home with pilings. Pilings are commonly found on beach homes. Pilings are round structural members that are driven far into the earth to solid ground, the home is then built on these structural member. They are the "Foundation " of the home.

Pilings are used in places where the water (ocean) may wash up around the home. These piling protect the structural integrity of the home, from being washed away, similar to the poles you see on a dock and pier at the beach.

So next time you hear that homes has pilings, be assured they are there for a reason .
