We have been seeing quite a bit of activity at our RE/MAX office here in Montrose. It seems as though more people are seeing the potential to get a great deal on property, the 8000 dollar incentives have helped but we are seeing people step up with all the price reductions that are not 1st time home buyers as well (although this activity is not a mad dash, hopefully a slight turn upward). Really hard time for sellers.

What is the real driving force behind the national uptick in home sales?

I feel that this move upward is somewhat of a smokescreen as to economic recovery and more of an indication of investors swooping in on some great buys.

The proof of the pudding is in home starts and a rise in employment numbers as contractors are hiring and getting new housing starts.

As I tell my clients, I can't just make buyers magically appear and I can't always convince someone that wants to sell to sell for what they can get in this market...

So what do you do?

Well I am not sure!

I don't profess to be a Real Estate Business building guru and I have only been in the business for 5 years and based on this year and last I am not sure I have it right, but I am always looking for other options to improve my business, improve my customer service and even my attitude and outlook.

So I personally seek out lots of external advice and seminars and things. Something happened last month September 2009 that hasn't happened in the last 20 months, since January 2008 anyway. More homes sold last month than sold in September 2008. It may have been only one more home but it is a step in the right direction.

If you would like to see a list of all homes currently in various stages of foreclosure go to the Montrose County web site Public Trustee it requires that you have excel spreadsheet capibilities in order to view the list. The homes you see on this list are all in the process of being foreclosure. The sale date you see is the date that the lender usually gets the home legally back in their name. However on the sale date you can go to the courthouse and bid on the homes up for sale.

Usually on the day of the sale the lender gets the home back for what they are owed because the home is usually not worth more than the mortgage owed plus all the interest, penalties and attorney fees. After the lender receives the home back it can then take another 60 to 90 days before the Foreclosed Homes are listed for sale with a real estate company. The only opportunity the public has to buy a foreclosed home is either on the sale date at the courthouse or when it is listed for sale.

Will the mortgage company/bank take less for Foreclosed Homes ? Usually they will negotiate some on the price, however every 30 days they have their Real Estate agent do a new evaluation based on the homes that have sold and the ones that have come up for sale in the last 30 days, so the price that the home is listed at is fairly close to the market value.
