Here are the lot sales for the first quarter in Montrose Colorado compared to the first quaters of 2008 and 2007. As you can see by the numbers the Lot sale market is still in the doldrums. Until the confidence in the market picks up and builders start buying some lots, the lot sales will remain flat.
These numbers are for the City and County of Montrose. Currently there are 500 lots listed for sale. At a rate of 40/50 lot sales a year, right now that leads toa 10 year supply of lots on the market currently.

In the last 18 months I have been donating part of my commission at closing to a charity/church.
I inform my buyers/sellers before the closing that instead of giving them a closing gift I would like to donate x amount of dollars in their name to an organization of their choosing. Everyone thinks that is a wonderful idea. It is a great way to give back to the community and help other people.
I believe that the more you give the more that comes back to you in rewards far greater than monetary.

On March 24 2009 Govenor Bill Ritter of Colorado signed into law House Bill 1091 which requires all new homes or resale of any residential home after July 1st 2009 in the State of Colorado have Carbon Monoxide Detectors installed on each floor of the property.
Rental properties will also be required to install them when tenants change. This should save some lives every year. Carbon Monoxide detectors range in price from about $25 and up with the middle of the road unit being in the 40's
So if your home is for sale you may want to start looking into having detectors installed in your home by a professional. According to the Colorado Division of Housing the annual foreclosure activity in Colorado has fallen for the first time since data was first collected in 2003. There were 15% fewer completed foreclosures during 2008 than during 2007, and there were 20% fewer completed foreclosures during the 4th quarter of 2008 than during the same period of 2007.
