Fence Regulations for Brookfield, CT

05-21-09
Peter Testa
Peter Testa: Real Estate Agent in Brookfield, CT

"Good Fences Make Good Neighbors," wrote American poet Robert Frost. Local Zoning Ordinances are different from town to town & your contractor may not always be aware or liable for a non conforming fence installation- so what to do?

If you are considering erecting a fence on your property do your homework. Conforming fences (6 feet & under) do not require a permit in the town of Brookfield. There are other regualtions that govern the installation though- like if you plan on installing a stockade fence where there will be a finished side & then a unfinished side (side that shows the posts) you will be required to face the finished side toward your neighbor or the street- basically you will not be looking at the finished side if you live in Brookfield. Less than common regualtions like this have in part come into law due to prior disputes that were resolved by putting regualtions like this into place. Avoid a hassle down the road & be wise- be aware of all of these additional regulations before proceeding with a fence or any home project. See the rules for fences in Brookfield here.

In addition you will want to visit the Brookfield Town Hall & ask for a Plot Map showing the property lines around your home. If you have any doubt where your property line lays & are up for the additional cost of having a surveyor come out to stake the property line you can be further assured that you are installing your fence on the proper line. It's always wise to leave 6 inches to 1 foot of space from the property line in order to ensure a successful placement & to allow for passage on the other side when the fence needs finishing or repair work. By taking the proper steps prior to a fence installation you can rest assured that you won't be receiving any visits from our local Zoning Enforcement Officer & your fence will be a shining example of adherence to town codes.
