Lake Quonnipaug - Guilford Connecticut
I recently had the pleasure of working with a client who was relocating from Chapel Hill NC and was in need of a rental property before starting her new position at Pepsico located at Science Park in New Haven CT.
Mary and I had been in contact via email and phone for a number of months prior to her first visit to look at rentals. She had done quite a bit of research online and had narrowed her search to the Branford and Guilford area with an emphasis on finding a waterfront rental.
We were successful in finding her exactly what she was looking for along Lake Quonninipaug in Point Arrowhead. It's a fully furnished year round rental that overlooks the lake with spectacular views. For Mary it was like finding paradise after living in residence in a college area.
Mary moved into her new place last week and will be starting her position at Pepsico tomorrow. As soon as she gets settled in we'll be getting together to share a glass of wine, light a roaring fire and take in the beauty of Lake Quonnipaug.

Guilford Homes For Sale - Guilford CT Real Estate Market Report September 2009
Understanding the general direction of the current Guilford CT real estate market conditions is of vital importance to both buyers and sellers in order to help you make a more informed decision when buying or selling a home in Guilford.
There are currently 187 homes for sale in Guilford ranging in price from $189,000 to $5,850,000.
In the month of September 2009 there were 16 homes that closed which is a decrease if 1 home as there were 17 homes that closed in September 2008.

Median sales price for September 2009 was $385,250.
Median sales price for September 2008 was $340,000.

For the period of January - September 2009 there were 141 home sold with an average list price of $505,515 an average sales price of $467,503, a median sales price of $399,900 and an average days on market of 103 days.
The average sale price to list price ratio for January - Septmeber 2008 was 94.93% and for January - September 2009 was 93.13%.
In reviewing this comparison of year to year market data for Guilford CT there has been a significant decrease in the average sales price and in the median sales price indicating we are still experiencing a continued weakness in the real estate market. The number of homes sold has seen a considerable decrease in the year over year and average days on market has remained relatively flat.
