Middletown Market Report for Last Quarter of 2008 and 2007 Comparison to 2008

Residential

9/1/2007 - 12/31/2007 compared to 9/1/2008 - 12/31/2008

The residential market in Middletown showed a drop in sales of 7.7% with 91 sales in the last quarter of 2007 and 84 in the last quarter of 2008. The median sale price dropped 13.4% from $268,453 in 2007 to $232,450 in 2008. There are 160 active listings on the market as of today.

Looking back at 2007 compared to 2008 there was a drop in sales of 31% with 378 in 2007 compared to 261 in 2008. Overall the median sale price dropped 6%, from $250,000 in 2007 to $235,000 in 2008. Days on the market remained relatively unchanged and homes are selling for about 96% of their final asking price.

Condominiums

9/1/2007-12/31/2007 compared to 9/31/2008 -12/31/2008

The condominium market has fared a little better than the residential market, although sales are still down. Sales in the last quarter of 2008 are down 33.4% with 57 in the last quarter of 2007 compared to 38 in the last quarter of 2008. Sale prices actually rose 4.3% from a median sale price of $149,900 in 2007 compared to $157,000 in 2008.

Comparing all of 2007 to 2008 number of sales dropped 27% from 223 in 2007 to 163 in 2008. Median sale price rose .7% with the median sale price in 2007 being $153,500 and in 2008 the median price was $154,500. Certainly not a major gain, but at least it is up and not down.

Again don't be fooled by this report. Pricing is still crucial to a sale. Inventory right now is down a little, but if it starts climbing, everything changes. So far Ct seems to be faring better than some parts of the country, mainly because our inventory has not gone up. Since I have been involved in real estate for 27 years, the main difference I see between this market and the last major downturn in the late 80's and early 90's is inventory. Back then we had 3 or 4 years worth of inventory on the market and now it is more like 7 months worth of inventory.

• 10:30 a.m. - 2:30 p.m. - THE FUN TRAIN will offer FREE RIDES on the sidewalk around the downtown throughout the day!

• 10:30 a.m. - 2:30 p.m. - CREATIVE JUICE HOLIDAY SHOPPE at Main Street Market (386 Main St),

where members of the Arts & Creative Industries Council of Middlesex Chamber will be selling their wares, including fine arts & crafts, photography, mosaics, musical instruments, beaded jewelry, caricatures, handknitted items and much more!

• 11:00 - 12 noon - "BOOMER", mascot of Quinnipiac College, will greet children and adults while visiting Downtown Middletown for the holidays!

• 11:30 a.m. - 12 noon - HOLIDAY STORY TIME - CLIFFORD, THE BIG RED DOG will be at the Community Room at Middletown Police Headquarters (222 Main St), where Police Chief Lynnwill read stories. At the end of the reading, there will be books for sale and a "Book Signing" by Baldoni Clifford, sponsored by Broad Street Books, Middletown.

A bus trip sponsored by the Middletown Democratic Town Committee will leave City Hall (Melilli Plaza) at 8:00am and return at 5:00pm. The first stop the bus will make is to the Christmas Tree Shop in Orange, CT where you can shop for bargains from 8:45am until 11:30am. Safely store your treasures on the bus as it continues for more shopping at IKEA. Here you can have lunch and an afternoon of more shopping. IKEA's has a cafeteria which offers scrumptious lunches, including a traditional Swedish lunch, for as little as $4.99. Your afternoon of shopping at IKEA will continue until we board the bus at 4:30 for our return back to City Hall.

GOODS AND SERVICE AUCTION

THIRD CONGREGATIONAL CHURCH

94 MINER STREET

MIDDLETOWN, CT

I believe at this point we have all had our fill with fairs and exhibits.. but when was the last time you went to an auction? This forthcoming Friday, November 7th the Third Congregational Church in Middletown is holding a "Goods and Service" auction. You remember this church from my previous blogs. The wonderful Harvest Dinner, The Ice Cream Social.. and so much more.

Starting at 6pm on Friday you will be able to walk around, and enjoy 2 hours of previewing. During this time you will also be able to enjoy hot and cold hors d'oeuvres. The actual auction starts at 8 pm with a break for intermission and dessert at 9pm.

All proceeds from the auction are to aid the church's building fund. So, if you are looking forward to next year's activities of a St. Patty's Day dinner, or a pot roast dinner... come on down and support this function and church. Admission is $15.00 per person.

As soon as I get an update as to some of the items that will be up for bid, will update this blog.
