Dear Connecticut Homeowners,
In today's blog I would like to discuss foreclosures. This is not my favorite word or subject but it must be stated and be available to you just in case you fall into this situation or know of a loved one that does. You must be pro-active and stay ahead of the foreclosure process. I viewed a segment today on ABC's Good Morning America and I wanted to share the highlights with you including a link to the actual story on the web. As an "active" member of this wonderful Real Estate Networking Website: Active Rain, it is my duty to share previous well-writter and well-informing blogs The Official ActiveRain Blog about foreclosures so I will share one with you today as well.
I was watching ABC's Good Morning America
http://abcnews.go.com/GMA/ this morning and I caught the financial/real estate segment about foreclosures by Mellody Hobson (president of Ariel Capital Management in Chicago). She basically talked about a couple of ways of being pro-active and avoiding the foreclosure process with your home.
1.) The first step she talked about was contacting your lender and re-negotiating the terms of your mortgage. This is not always possible but it is worth a shot to take. Ask them to increase your mortgage term so for example if you have a 3 year fixed ARM and the 36 months are getting closer, then ask them to extend that fixed rate for another year or two! Another option during your negotiations could be to ask for the rate to be decreased a bit. See if your lender can lower your interest rate so that you are more comfortable making the monthly mortgage payments.
2.) The next step she discussed was contacting your lender and discussing a mortgage repayment agreement. Again, this is not 100% proven to work all the time but if you call your lender and tell them you have been seriously ill and maybe even laid off or lost your job, they might give you an agreement so that you can easily be up to date with your mortgage payments.
If you are trying everything in your power and you just can't make your mortgage payments and you just can't afford to live in your home anymore then you have some friendly suggestions from her as well.

It is Saturday March 24, 2007 and yesterday afternoon I had the pleasure to meet with a real estate professional that I met on
Active Rain http://activerain.com/ Early last week I noticed Jane Walters had become a new member on Active Rain so I contacted her and welcomed her to the real estate networking website. I did not know much about Jane Walters so I visited her website http://www.jwalters.prudentialct.com/ and I read more about her. I noticed that she is a proven real estate professional with over a decade of experience and also a top producer with
Prudential CT Realty http://www.prudentialct.com/ She replied to my email and we wrote back and forth to one another and set up a time to meet Friday afternoon in her Prudential CT Realty real estate office in Norwalk, Connecticut. I visited her office which is off of East Avenue which is one of Norwalk, CT's busiest streets. We discussed current real estate market conditions and how we both conducted business. She mentioned that she already works with other CT mortgage professionals and even the one that they have in-house but that she was very pleased to meet me and that she would definitely recommend me to her future home buyers. I gave her some friendly suggestions about using the Internet as a tool to pick up more listings and more buyers. She also mentioned some ways to get involved with the local Norwalk, Connecticut community. I learned that she is a life-long Norwalk, Connecticut resident and that she is a member of the Oak Hills Park Authority responsible for the operations of the golf course/tennis courts. She is also a member of several golf associations and she participated in many golf tournaments in Norwalk, CT. She mentioned how her and I could maybe co-sponsor at an upcoming golf tournament at one of her golf clubs here in Norwalk. We also discussed other methods we could help one another out in the near future. I recently moved from our Southport, Connecticut Countrywide Home Loans office to our Norwalk, Connecticut branch so meeting with Jane Walters today was extremely essential to me and my CT mortgage business. Jane Walters will be a great friend in the real estate business and a great business partner for many years to come. I look forward to networking with her and learning as much as I can from a life-long Norwalk, CT resident.

Attention Real Estate Professionals:
Advertising inside of a newspaper can be very pricey so here are my secrets to appearing in your local newspaper for FREE! I read blogs everyday that help me out with my Real Estate business so I always enjoy giving back to the on-line community that I am a part of.
On Wednesday night, December 13, 2006 I attended a Business After Hours Holiday Party for the Fairfield, Connecticut Chamber of Commerce http://www.fairfieldctchamber.com/ . I knew a board member so I asked him to inroduce me to the Real Estate Professionals that were there that night first before I spoke to anyone else. He introduced me to a home inspector who knew the photographer of The Fairfield Minuteman
, a local Fairfield, CT newspaper. I told him how I am trying to promote myself and my business here at the Chamber and he told me that he has seen me all over the internet and even in the real estate book of Fairfield County and even the local newspapers. He said that he loves my Marketing style and he said let's get in the Fairfield Minuteman together and have a small write up and a picture as well. He asks his friend to come over and he took our picture and then asked us a few questions. Which leads me to my first secret to getting inside of a newspaper for FREE: Make friends with the photographer or someone that knows the photographer.
The next secret to ending up in a newspaper for FREE is to contact your local newspaper and speak to the Editor and tell them about an announcement that you have.
This can be a recent promotion, a recent accomplishment or even an involvement in a charity or seminar. Did you just get a recent certification and you want your community to know about it, call the newspaper editor. Did you just plan a first time homebuyer seminar and want your community to know that you are holding a seminar and want people to attend via FREE newspaper advertising call your newspaper editor.
The last secret is similar to the 2nd secret where you want to contact the editor of the paper and tell them that you have written a great article that is about Real Estate and you want the community to read it and take
advantage of your article. You can write an article about how to get your home ready for sale. Provide different steps for homeowners to take before listing their home with a real estate agent. This article will have your name at the end of this article. Now you just got to share your steps of getting a home ready for a listing with your name and contact information at the end of the article. Who did they just read about that lists homes for sale in your community? Yes, you and guess what, for FREE!
