The trend is clear. Slower sales in the first three months of 2008 are driving up the inventory of homes for sale. Having 22% more homes on the market is a big jump over last year. The 175 homes on the market is a higher total than for any month in 2007. Unless sales trends turnaround soon, there are going to be a lot of disappointed sellers, or should I say Non-Sellers, in 2008!

Weston Home Values are holding their own and may even be rising. In this market, that is surprising. With only 16 homes sold so far this year, reading too much into trends can be dangerous. With that said, the down trend in units sold is consistent with trends in other neighboring towns. Weston has always been a great value and great find for buyers looking for land, privacy and a slower pace of life - but close to cosmopolitan Westport and a short train ride to the city that never sleeps - New York!

It will be worth following to see if sales bounce back and prices stay strong.....or if sales continue their downward spiral and this puts increasing pressure on home prices.

Weston Real Estate and Home Sales Update

Weston seems to be keeping up with last year's pace. Ten Closed sales may be down from last year but it is ahead of 2006 and one strong month will make up the difference.

Prices are running strong too. So while we haven't shot out of the gates like a cannonball, we haven't stumbled either. All eyes turn to the Federal Reserve to see what the lies ahead for interest rates.

The lowest priced home was 25 Old Stage Coach Road - a 3 Bedroom Ranch with 2416 SF and 2.33 Acres built in 1955. It sold for $500,000. The highest priced home was 10 Old Easton Turnpike - a 5 Bedroom Colonial with 7,220 SF on 6.17 Acres built in 1999. It sold for $5,200,000.

Weston Real Estate and Home Value - January 2008 Update

So far this year, there just hasn't been enough activity to get a real handle on the market. Weston Real Estate finished strong in 2007 up from a slow 2006. This year is off to a slower start than 2006 and that doesn't look good. It is way to easy to change that trend with a strong February or March. When you only sell 150 or so homes in a year, one slow month doesn't hold you back from a good year.

The top selling home so far as been 40 Cardinal that went for $1,525,000. It looks like Weston is suffering like several of the surrounding towns from a lack of buyers. The most likely cause is the doom and gloom from the national media and the anticipation of the Fed's dropping interest rates even lower....so stay tuned!
