Friends & Family of Susan Weber invite you to join together with us in Susan's fight against a cancer called, Sarcomatoid Renal Cell which is a very aggressive cancer and was found on her kidney. The kidney was removed but it has spread to the Femur in her left leg.
We have found a Doctor in Korea who specializes in this type of cancer. Insurance does not cover this, and all money raised in this tournament will go for her treatments and expenses.

Just wanted to send a little post out telling about my current experience with a short sale that I am working on. The owner is now Bank of America, who recently bought out Countrywide (Link). I brought a buyer who was willing, ready and able to purchase. We submitted an offer that was very close to asking and we submitted a pre-qualification letter with our offer. Three months later, we have still not heard from the seller. They keep telling the listing agent to call back later. Fortunately, my buyers are being patient. They understand that in order to get this particular deal, they may be waiting for 3 more months.
Are short sales a good deal? They can be, if you are patient. In my experience, you'll need to wait several months to close on a short sale deal. If you have that kind of time, then you can get a deal. If you don't have 3-5 months to wait for a deal, you can always search for homes that are short sales, but already have a bank approved short sale price. Usually, this price has come about because somebody else did the initial waiting and then the contract fell through...but the price got approved.
Another way to get some really good deals in a fairly quick turnaround time is by buying a bank owned home. Banks will usually respond to these offers in around 3 business days. If you decide you want to make an offer on a bank owned home you will definitely need one of the following:
1.) Pre-Qualification from your lender. (If Financed)
2.) Proof of liquid funds from your bank (If Cash)

I just got back in the office after a long morning of previewing some bank owned homes. I always know that when I walk into a bank owned home, to expect the worst. However, I really think that some people should definitely take a little more pride in their job. These bank owned homes all have listing agents and listing brokers, so it's not like the bank has no representation, and the home is sitting vacant for months and months with nobody ever to see it. Are these brokers and agents not checking up on their listings?
I understand that most of these homes were left in bad condition and the asking price typically reflects that bad condition. However, people should do a little house cleaning to tryand tidy up these places just a bit. I walked into quite a few today that had broken tile all over the place, trash and clothes scattered about and let's not even get started with some of the smells I smelt. Seriously, sweep up the broken pieces, throw the trash away and maybe febreeze the place a bit. Take some pride in your profession. Maybe placing the home on the MLS and sticking a sign in the yard works for you. If that is the case, more power to you.
However, at Davis Signature Realty LLC, we take pride in our listings. We check to make sure the yards are being kept up and trash in the vacant homes are cleaned up. Placing a sign in the front yard is not good enough for us. We want our listings to be a reflection of our business. I realize that some owners are flat out messy and there is nothing you can do. That is not the case for these vacant homes. Sorry for the rant this afternoon. I am finished, I feel I really need to go shower now. Have a great day!!
