I justed wanted to write a quick entry about an experience I had yesterday. This wasn't really the first time this has happened It happens all the time!!

I am working with several investors who are looking to either buy cheap and rent or buy cheap and flip. Of course, the homes we look at the most are the bank owned homes. Yesterday, a home comes on the market and the picture on the MLS looks decent. I forward all of the pertinent information over to my buyer and he calls me back and says "looks good, let's do it". Of course, I am not going to write a contract on a property that neither one of us has seen, so I hop in the car and go check it out.

Wow, this place was a disaster. The home was listed for $49,000. MLS mentioned that it needed some TLC. If TLC means a complete remodel, then yes, this home needed TLC.

The room sizes were too small, the 1/2 bathroom that was mentioned was a toilet in the garage, of the two bedrooms, only one had a closet, drywall was bad, kitchen was bad, living room was bad, outside was horrible... You were looking at putting in at least another 40K in the place. After the remodel expenses, the comps wouldn't be there to justify a price that would give my buyer even the tiniest profit. After I presented all of the actual information to my buyer, he passed...and I am honestly glad he did. Sure, I miss out on a quick commission from a cash buyer, but dealing with investors is a marathon not a sprint.

So, what is the moral of my little story? Just because it is a bank owned property, that doesn't make it a good deal. Take your time. Do your research.

Clermont to build new waterfont pavilion, replace Jenkins Auditorium!

Finally, Clermont, Florida has decided to "upgrade" the Lake Minneola area by adding a new water front pavilion. This pavilion has been needed for many years. The old Jaycee Beach area could be a great place for families to hang out if it was just upgraded a little. City officials are contemplating scheduling concerts regularly at the waterfront park. This is great news. Good job Clermont.

Another project that will be going on in 2010 is construction of a new Jenkins Auditorium. I am not sure how old that place is, but a new auditorium has been a long time coming. Things are looking up in this great city!!

Mowing Under The Influence? Clermont Man Charged With Drunken Driving!

I just read a story in the Orlando Sentinel Lake Sentinel Section where a Clermont, Florida man was driving down the road and was pulled over for not having any rear lights.

The funny thing about this story is that the guy was pulled over on his lawnmower for not having rear lights. When the officer approached the driver, he decided to have him perform a walk and turn test to see if the guy was impaired.

This driver had two funny quotes that made me laugh out loud while reading this. The first one came after the officer asked the driver to do the walk and turn test. The driver responded, "I need to hold on to you to do it." He might as well have said, "Sorry officer, I am seeing two of you right now, which one to I follow?".

The other thing he said that I thought was pretty funny was the fact that he said he "...only drank two pitchers". Where did he drink two pitchers? The bowling alley is up the street on Chestnut St., did he drive his lawn mower to the bowling alley???

After taking a breath test, he blew a 0.13, over the limit of 0.08.

I had my laugh, now back to work!!
