I've had 3 rentals in Davie over the past few months...all went quickly with several offers. The biggest problem we have had is finding renters with decent credit. Seems most eveyone has poor credit scores from short sale/foreclosures. We all need a place to live and in this economy, credit is hard for many to maintain and tenants need to get creative.
In one of the rentals, in lieu of excellent credit, the renter offered extra month down divided into 6 equal payments over the first 6 months. That worked for the landlord, the tenant moved in on Saturday. Let's keep our fingers crossed.
