A client/friend of mine just asked this today, with impeccable timing, since I just finished compiling foreclosure statistics for Pasco County, Florida, where she lives.

So let's take a look at Aloha Gardens--a lovely, waterfront community of moderately priced homes in Holiday, Florida. I know the area well, since my own most recent investment property is in the same subdivision.

Here are some stats:

  • Holiday, Florida has 69 bank-owned properties currently, which is 12% of the bank-owned properties in Pasco County. (See Florida-FORECLOSURE-FORUM-Whats-Happening-in-Your-County). 16 of these foreclosures are in Aloha Gardens or Tahitian Homes.
  • Holiday has also had 59 homes on the auction block, 8 of which were in Aloha Gardens, another 4 from neighboring Tahitian Homes.
  • Of the 3,194 pre-foreclosures currently registered in Pasco County, 57 are located in Aloha Gardens, and another 32 are in Tahitian Homes--combined they make 3% of the total of Lis Pendens in Pasco.

So, what other driving forces are affecting the market in Holiday and these neighborhoods in particular?

  • There are 540 homes currently for sale in Holiday, 80 of which are either in Aloha Gardens or Tahitian Homes. The average list price in these areas is currently $101,011.
  • 52 homes have sold in the past 6 months in Aloha and Tahitian, representing 23% of the total sales in Holiday. The average sales price has been $72,940, which is 93% of the list price at the time of offer.
  • The 12 homes currently under contract for sale are priced between $34,900 and $92,000 - quite a range of prices, due to the heavy foreclosures in addition to the proximity of some areas to sinkhole claimed property.
  • A seller in these neighborhoods at this time with an above-average condition home of at least 1200 square feet (no pool) can expect between 60-120 days on market and a sales price between $79,500 and $89,000.

October Update..

Now that the "bail out" has been approved, the stock market has been going up and down like a roller coaster, setting new records as it goes.... Not only Wall Street, but, the global markets are doing the same thing... Then add in the election rhetoric on both sides with the well established housing slump and we have one hell of a mess..... no wonder consumer confidence is at an all time low.... I can't wait to hear about the retailers singing the blues after this holiday season is over... But the bright spot is that this is an excellent opportunity for people to BUY real estate... This has always been a "long term" type of investment, even though a lot of people made a lot of short term money a few years ago, real estate has always been great for the long term.... There are bargains out there, everywhere.. If you buy at the right price, you will have instant equity and you can grow from there..
October should bring a little bit of activity to the Florida Real Estate market because this is the time of year that the snowbirds will be coming to town and those snowbirds that were on the buying fence last year, might be moved to actually buy this year... There should be some activity up until the time the Election is over then we should see a lull around Thanksgiving to Jan 2... After the holidays are over, things should be moving along as good as it will get until the winter season comes to an end.... I am hoping that things will stabilize and the foreclosure market will start to show signs of drying up a little... Then we can start the very long road to recovery..

Florida Central Gulf Coast Market update

Holiday, Florida - Central Gulf Coast.

It is HOT down here... I think that we are in the dog days.... both weather wise and market wise.. ... it appears that people are looking, but they are looking for the "distress" properties..... It also appears that the short sales are very hot right now.... followed by bank owned or foreclosed homes.... In my neighborhood, Forest Hills, we had over 70 listings active toward the end of 2007 until about April or May of this year... Today there is 47.... That shows a start of some stabilization.... When the foreclosures and short sales start to evaporate, we should see the prices starting to hold and even rise a bit... It will b e a slow process and we will probably have some set backs along the way, but it will happen... ... We are investing more in Realtor.com marketing because that has been the place where most people go to look for a house..... The so called "Market Experts" are all saying it will be starting to improve in 2009..... I will go out on a limb and say that the signs of improving are starting right now.... Let's just hope that they continue...
