The following are the market sales statistics for Sanford, Seminole County, Florida for July 2009. Sanford is made up of the zip codes of 32773 & 32771. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.
A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active.
The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.
The sales to list price ratio is just that, you're dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.
There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.
Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.
Single-Family Homes
66 homes sold during the month of July.
The average sales price is $194,105 with 13+ days on the market.
The median sales price is $164,929.
The sales to list price ratio is 94%.
The most expensive home sold for $937,000 in the Lake Forest and was on the market 188 days.
The least expensive home sold for $9,000 in Buena Vista Estates after 363 days on the market.
The average sales price for the same period a year earlier was $237,300 with 131 days on the market with a sales to list price ratio of 94% on 42 sales, an increase of 57%.
The month to month changes show an increase in the average sales price of 19% and an increase in the median sales price of 15%. There was also an increase in sales volume of 22% with no change in the sales to list price ratio.
Condos, Townhomes & Villas
23 homes sold
The average sales price was $115,438 with 135 days on the market.
The median sales price was $119,900.
The sales to list price ratio is 95%.
The most expensive condo sold for $215,000 in Gateway at Riverwalk and was new construction.
The least expensive townhome sold for $37,000 in Pine Ridge Club after 152 days on the market.
The average sales price a year earlier was $164,612 with 183 days on the market with a sales to list price ratio of 96% on 13 sales, an increase of 77%.
The month to month changes show an increase in the average sales price of 8% and an increase in the median sales price of 45%. There was an increase in sales volume of 44% with no change in the sales to list price ratio.

Why Sanford Florida is a great place to live and work and buy your new home!
I've lived in Sanford since 1995, and have had my office here for about 3-4 years now, and I love it!
Like to network and help out the community? Sanford has a very active Chamber of Commerce as well as 2 active Rotary chapters. There is also a monthly event downtown called "Alive after 5" which is always a ton of fun and you can meet some great local businesses.
Love a peaceful afternoon stroll? Come on down to the Sanford marina and stroll past the boats then take a walk up to 1st street which is the main drag through downtown Sanford then stop for a bite to eat at Angelo's pizza or the Willow Tree if you like authentic German food. Or go really wild and go out for a cruise on the Rivership Romance that leaves right from downtown.
What about living here? There's everything you could possibly want... fine dining as well as every major chain is right around the Seminole Town Center Mall. Shopping is great with Target, WalMart, and the Town Center housing your every need.
Schools? Go check out the stats for yourself, I think you'll be surprised!
Culture and Activities? We've got the Helen Stairs Theater, the Zoo (with their new adventure/zip line ZoomAir), plenty of state and county parks, bicycle trails, and of course the St Johns River and Lake Monroe. You'll never get bored!
Neighborhoods? Sanford houses some award winning communities such as Lake Forest as well as some hidden gems such as Wilson Place, St Johns River Estates, and of course our beautiful Downtown Historic Sanford.

The month to month changes show an increase in the average sales price of 16% and an increase in the median sales price of 10%. There was also an increase in sales volume of 8% with a 1% increase in the sales to list price ratio.
Condos, Townhomes & Villas
16 homes sold
The average sales price was $114,635 with 153 days on the market.
The median sales price was $110,000.
The sales to list price ratio is 94%.
The most expensive condo sold for $254,000 in Gateway at Riverwalk and was on the market 59 days.
The least expensive sold for $35,000 in Park Ave Villas after 252 days on the market.
The average sales price a year earlier was $155,471 with 116 days on the market on 11 sales, an increase of 45%.
The month to month changes show a decrease in the average sales price of 11% and a decrease in the median sales price of 22%. There was a decrease in sales volume of 16% with a 1% decrease in the sales to list price ratio.

Crepe Myrtle Trees
In Sanford-Florida are Abloom!
After a late summer, the crepe myrtle trees are now in full bloom and make Sylvan Lake an even prettier site than it usually is. There are few different pictures to share with you to allow you enjoy the beauty of this neighborhood.
Lake Sylvan Preserve has the peacefulness of a community with a mall, a zoo, another lake and more just down the road. It is centrally located and close to I-4.

Skip Sonny's Barbeque next time and try the Smokehouse at Route 46 in Sanford, Florida
I'm glad I did, the dishes we ordered were all cooked to perfection, the rib meat was lean and fell off the bone, the portions were large, the club sandwich was more than two inches thick, the garlic toast was actually toast not soggy bread, and the 1/2 a chicken was a large chicken served with steamed vegetables and sweet potato fries (choice of two sides).

The atmosphere is rustic and saloon like and the sauces are on the table and at the tabasco sauce is by other condiments at the serve yourself silverware area.
If you live in Lake Forest, Sanford, Lake Monroe, Sanford, or Sylvan Lake or the Preserve at Sylvan Lake in,Sanford, Florida this is truly right down the road.
You order at the counter and a server brings it out to you so you do not order from your waiter. Our waiter was very attentive. The brownies are also freshly cooked and tasted like they were right out of the oven!
