If you have questions here are some answers. There are many people who still do not understand how the credit works. These answers were listed on the FAR website and it has great explainations.
· The deduction is worth 10 percent of a home's value up to $8,000, which means all homes worth more than $80,000 could qualify for the maximum amount.
· There is an income limit to qualify. A married couples' modified adjusted gross income (MAGI) should be under $150,000 and single filers' MAGI should be less than $75,000.
· Partial tax credits may be available for married couples with MAGI incomes over $150,000 but under $170,000, and single filers with incomes over $75,000 but under $95,000.
· If married couples file separately, they can both claim 5 percent of the home purchase ($4,000 each for a home over $80,000) on their tax returns.
· It's a tax credit, not a deduction. That means the entire amount goes back to the first-time homebuyer unlike deductions, such as mortgage interest, that are subtracted from gross income before tax is calculated. If qualified for $8,000, the buyer gets $8,000, even if they would not owe that much in taxes otherwise.
· The tax credit applies to homes purchased from Jan. 1, 2009, through Nov. 30, 2009.
· The tax credit does not have to be paid back, providing the homebuyer keeps the property for at least 36 months and resides in the home.
· To qualify as a first-time homebuyer, the purchaser cannot have owned a home within the previous three-year period. However, ownership of a vacation home or rental home does not disqualify the buyer.
· If purchasing a new home, the effective date to receive the credit is the first day the homeowner actually lives in the house. If construction began in 2008, that buyer could still qualify. And if construction begins in 2009 but the owner does not take possession until 2010, the buyer would not qualify.
· The tax credit can be claimed on 2008 income tax forms even though the purchase took place in 2009. A buyer could close on a home the same day that President Obama signs it into law, fill out their income tax forms the next day, and receive the tax credit fairly quickly.
Make this clear!!! The tax credit is not a downpayment, but it could be used toward a downpayment if first-time homebuyers plan ahead. U.S. taxpayers have money withheld from every paycheck for income taxes. If they owe more tax than the amount deducted, they pay the IRS; if they owe less, they get a tax refund.
***By anticipating at least an $8,000 refund in early 2010 when they file 2009 taxes, these buyers could cut down on their tax withholding this year and save the money toward a downpayment. There is one caveat, however: Should they not buy a home in the qualifying period, they would still owe the IRS the money, and reducing their withholding amount could result in a high bill at tax time.

I am watching The TodayShow and one of the places they are at the Statue of Liberty. As many of you know that she has been closed since 9/11. But it seems that she will be opening up again.
Please tell me this is true. I remember going there on school trips. I have been back to NY several times and wanted to take the kids there. But you were not able to climb up to the crown.
Well as it is now announced the Statues Crown will now be open as of July 4. What a day to choose the same day she has in her hands. How amazing is that?!?!
I am so happy to hear this. And I will be there at the end of July and will be making a speacial trip to see her! Yeah She is open again!

OK I am so excited I can't contain myself!! My favorite person in the world is getting married!!! MY DAD!!!! He is getting married on June 6 in Las Vegas!!!
He met this lady and it was love at first site, REALLY!! He met here this past Christmas. When he came home it was like a new man. I asked him what was up with him. He said I met someone, as who looked at me to see what kind of expression I was going to give him. He was like a little school boy! I said OK, tell me about her. And he was going on and on.
She came down one weekend and I got to meet her. She really only speaks spanish, but we got to talk since of course I speak spanish, but my husband doesn't. She understands some english, so they got to talk a little.
She then came back down for my son's birthday. She bought him a cake and sang him happy birthday. The more we talked the more I liked her. She is making my dad happy and that matters most to me.
I visited Deltona, which is where my dad lives and got to hang out with them. I took my mother in law with me. Now she knows my mom and my dad and even more knew them when they were together. On our way back home she said she saw my dad in a different way. She never saw him this happy. Never saw him hug up and lovey the way he was with her.
That made me even more happier because others were seeing what I already knew. So he tells me he is going to marry her! Yes, I am
very excited to hear. Now he plans on going to Vegas to marry her. All of his friends have already made plans to fly out for it. Now I am trying to go myself. I am hoping that my deal closes so I can buy my tickets to go!!
Congratulate my dad with me as he marries Carmen! And pray that my deal closes so I can buy my tickets to attend myself!!!

This made laugh last night. As many of you know I have 3 kids. I usually have one in tow with me. Buyers know Anthony very well. Going to the grocery store, I usually have all 3. Dropping off my daughter at school as well all 3 with me. The teachers all know them as well.
Well last night I had a PTA meeting last night and as well there was a book fair going on. I went by myself, I got the kids ready and dressed for bed and left them with Dad. Grabbed my stuff and out the door I went.
I was browsing through the book fair and picked up some books for my daughter, I was stopped by one of the teachers I see in the morning drop off. She said where are the kiddos, Ha there are at home with dad. I have the PTA meeting tonight so I left them at home.
I'm at the check out to pay for the books and again, I'm asked by another teacher where are the kids. OK can I not be out without them? Well its not normal to see you without the kids. OK I can see where you are coming from. Yes they are always with me.
So this morning I am dropping off my daughter at school and of course all 3 kids with me. The same 2 teachers stopped me and said ok now this is normal! I had to laugh because I am sure a lot of people must think the same thing when they see me without them.
So yes, there are times I am not with them, and if you see them without me you now know. Ha,Ha!!
