OK while I was up in Deltona this weekend I was headed to Perkins for breakfast. In the parking lot was this bird. I have never seen such a thing and wanted to know what kind of bird it was.
Do you have any idea? Can you share with me? Not asking for much ;)

I have been working with a buyer as you know from a previous post that we submitted an offer. It took a week for them to get back to us, with a signed contract (thank goodness!). So I forwarded it to my client for him to review.
I got the contract on Monday afternoon, my buyer is out of state so I sent him the contract he needed to look it over and would get it back to me the next morning. I wasn't worried, heck it took a week for the sellers to get it to me. Well Tuesday morning I am getting a call from the sellers agent where the contract was and why I haven't sent it to him back yet. Are you kidding me? I sent it to him yesterday afternoon its only 9:30 right now. Give him some time to look over all the added addendums you sent.
So I get it to him Tuesday afternoon, I give him a call just now to make sure he got it and if it was submitted to the bank yet since he was such in a hurry. He tells me yes he got the email no he hasn't printed it out and no it hasn't been submitted.
Why in the heck would he rush me if he was going to submit as soon as he got it? Dealing with agents like this drives me crazy, but this is the house my buyers love and what they want, so I have to bite my tongue and swallow it.
How do you deal with agents like this? Help me understand this? Wouldn't you want to get this to the bank ASAP to get the deal closed and move on to the next? Why wait so long for the possiblity to have the buyers walk away and you need to put the house back on the market?

Last week I was ranting about an agent who I submitted an offer to. I went days without know anything. I would call everyday and still no word or no answer.
I headed to Daytona Beach this weekend for vacation time with this file in hand. I called him from the house, from the beach and so on. Left messages and everything. Well finally I was able to get him this morning. And it turns out that after a week of no news we find out that we got a signed contract from the sellers.
Now we have to wait on the bank. This agent must have thought I was one big pain in the butt, but I was determine to find out where we stood. Now my buyers are happy I didn't let it go!!

Last week I spent my days with several buyers. Out of the three I was with two put in offers. Both homes had been on the market for awhile with no offers.
Both placed offers and when I was sending them I asked if there were any submitted already. Both said no, perfect. Now both were sent.
I called on one and he tells me that another offer came through and they went with the other offer before my buyers even had a chance to counter. Great, back to the drawing board with them.
Second home follow up call, was put in yesterday. He tells me he has my offer but believes that there are two more waiting at the office, he has not submitted ours yet. He was to go in this morning to check. I called just now and he tells me that yes one other offer was submitted and that the house has another showing later today with another possible offer.
Wait, you haven't submitted my offer yet? No, because I am waiting on todays showing to see what happens and I will meet with the sellers tonight. So you are telling me that you are not going to submit our offer because of the chance that another is coming in? Yup, that's the plan. Its like he is waiting for a bidding war.
See I don't think its right for agents to do this. Aren't we suppose submit offers irregardless whether or not we have other showings happening? We had a solid offer, great VA loan and can close is less than 30 days. How much better can you get?
It seems that we are back in 2004 where muliple offers are here and waiting.

Today I had the pleasure of visiting Daytona Beach and visiting with Midori. Now I know that there are some states that are still getting snow.
Living in Florida we have the pleasure of visiting the beach on any given day. Well today it was Daytona Beach and I am making a challenge to myself to bring you more photos of my local beaches in South Florida, so stay tuned for those.

I am in Deltona this weekend. My father leaves there and its about 30 minutes west of Daytona Beach. And if you know anything that's where Ms. Midori Miller lives!
So while I'm here in Deltona I will be heading to Daytona to meet with her. As many of you know we became really good friends since the Makeover 2 Takeover contest. Now we live about 4 hours from each other so seeing each other is not often, but I must say we probably talk about every other day.
She has become one of my closest friends and I know I can depend on her to get me through some tough transactions, and to get me on the right track with my business!
