Is AcitveRain part of your 2009 business plan?

Kari A. Battaglia - Venice Real Estate: Real Estate Agent in Venice, FL

In this highly competitive market only the most dedicated agents become successful and stay in business. Those agents create a business plan, use it as a guide line, follow it and track their efforts. This allows you to stay focused on the what works, allows you to work smarter, not harder.

You should set your goals both professionally and personally. Review what worked well for you in 2008 and repeat it. Set your income goals and calculate the number of transactions needed to accomplish those goals. Develop a business and marketing budget which include all your business costs when you are setting your income goals (cell phone, supplies, dues, postage, postcards, etc). Create a plan to add prospects to your database. What will your professional development goals be for 2009 (broker's license, earn a designation such as GRI)? What will your technology plan be for 2009? Considering that approximately 80% of buyers begin their search on the interenet it is important to include a technology plan for 2009. Schedule your Active Rain blogging time into your business plan and stick to it. Do you have your time off scheduled in advance? Are you taking too much time off? Are you taking too little time off?

It is important to evaluate your plan. Determine what will some of the major challenges be that you will face in achieving your goals and what are the solutions to the major challenges. As my broker keeps saying "only those who fail to plan, plan to fail."

I meet with my broker last week to go over what my 2009 business plan will be. After tweeking it a little I believe I have a great plan for 2009. In March I will review my efforts to see how my business and marketing plan is working and what I may need to adjust to reach my goals to build a successful business.

I only wish the best for your success in 2009.

Am I on the right track?

Kari A. Battaglia - Venice Real Estate: Real Estate Agent in Venice, FL

I am not new to real estate but I am a new agent. Since joining Coldwell Banker in September of this year I can't tell you how many people, including my husband, told me that I was crazy for getting into this market at a time like this. At times I began to wonder if everyone was right but I keep plugging on. I felt this is a perfect time to become an agent. I have plenty of time to get the training I need, earn designations that will help me grow my business, involve myself with my community, and to get my name associated and recognized with real estate. Since joining Coldwell Banker in September I immediately enrolled in their training program and completed 70 hours of training within the first month and an additional one week training course to learn the new Mid Florida Regional MLS system as well as our local board's required classes. I was offered an additional 1 week training and finally I had to decline. I have had so much training I really felt it was time to start working. In the last month I have had one deal close and another is pending and I do have "future business" on my books for January and February.

Today on our caravan I jumped into a car with some Realtors that I have not yet had a chance to get to know. They are a great bunch and I also learned a lot from them. They told me that I am actually getting into the business at the right time. "Now is the time to get the training you need to grow your business and when the market turns around you will start to wonder am I getting all this business because I am a good agent or because of the market turnaround. It will probably be a little of both."

It is encouraging to hear seasoned, top producing agents tell me that I am on the right track. My husband also has now changed his mind about my decision to become an agent. I am excited about my decision to go into real estate "during these times." I love real estate and look forward to helping others with all their real estate needs.

A time of Thanksgiving

Kari A. Battaglia - Venice Real Estate: Real Estate Agent in Venice, FL

What is Thanksgiving? The month of November brings spectacular fall colors, hot chocolate and cozy nights by the fire.

It's also a time of Thanksgiving - a time for Thank Yous. In reflection, we all have found what it means to be thankful by cherishing our family, friends, and entrusting customers - even and the beauty that surrounds us everyday becomes reason to give thanks.

From our family to your family...
We hope you have a wonderful Thanksgiving this year.

"Let us remember that, as much has been given us, much will be expected from us, and that true homage comes from the heart as well as from the lips, and shows itself in deeds."
Theodore Roosevelt

Fresh cranberry sauce or canned, which do you prefer?

Kari A. Battaglia - Venice Real Estate: Real Estate Agent in Venice, FL

There is nothing better than fresh cranberry sauce to compliment your turkey on Thanksgiving Day. It is so easy to make and it tastes like you put so much effort into it. There are of course many ways of preparing this delicious condiment but I love it plain and simple. Now my mother loves canned cranberry sauce and I have to serve it too on Thanksgiving Day just for her. What do you think? Do you agree with my mother that the canned variety is better? I guess everyone has their own taste.

Here is my recipe for fresh cranberry sauce: 1 package of organic cranberries, 1 cup of water, 1 cup of sugar and a little dash of ground clove. Cook in a medium sauce pan for about 10 - 15 minutes until the little cranberries start to burst. Put in a serving dish and cover. Refrigerate for about 2 hours and serve. Some people also prefer to serve hot off the stove but I find the sauce thickens up nicely after you have refrigerated it for a while.

I hope you enjoy.

Protect your laptop and your valuable information

Kari A. Battaglia - Venice Real Estate: Real Estate Agent in Venice, FL

I wanted to share with everyone something I learned from a real estate agent a few months ago during a GRI class I attended in Sarasota, Florida. I noticed that one of my fellow classmates had one of those cool new paper thin Apple laptops with a small box the size of a deck of cards attached to it. I had to go over and check out this great new laptop. After speaking with her I learned that she had recently gone through what she explained to be nothing short of a nightmare; her business laptop had been stolen! Replacing the stolen laptop is easily done, but replacing your customer data base, history of customer communications, tasks lists, calendar, emails, documents, spreadsheets, pictures, etc. may not be replaceable. It took her months and countless hours to restore her lost information. My classmate then gave me some valuable information that I took to heart. Store all of your information on a portable external hard drive.

A portable or external hard drive is quite a useful piece of equipment. It allows the user to back up or store important information separate from the main internal hard drive, which could become compromised by online or offline activities. Sensitive documents, large music files, DVD images, movies, disk images, and even a backup of the contents of your main internal hard drive, can all be kept securely and safely on an external hard drive. When you are online, you can even leave the external drive turned off.

Another advantage of an external hard drive is that it is portable and operates on a plug-and-play basis. Any computer with a USB will recognize the external hard drive as a storage device, and assign it a letter to designate it. The drive can then be accessed like a normal internal hard drive. It's a snap to transfer huge files back and forth from work to home, to a friend's house, or between your desktop and laptop. Just plug in the interface cable to quickly reconstruct a working environment, making your favorite programs virtually portable. You can even buy several external hard drives (storage capacity 40GB up to 750GB), using one for multimedia storage, one for imaging, one for backup, one for work and so on.

Also make sure that you password protect your laptop to prevent unauthorized access. You will be protecting the confidentiality of your customers, work product and any sensitive documents you may have stored on your hard drive.

Thank you to my friend in Englewood for your excellent advice!
