The $8000 tax credit for first time home buyers is a significant incentive to purchase a home. This is a credit not a deduction, which means it directly reduces the taxes owed - dollar for dollar. This gives the new home owner directly as much as $8000 cash in the pocket at tax refund time. The credit incentive is retroactive back to January 1, 2009 and continues through November 30, 2009. The incentive is 10% of the purchase price up to a maximum of $8000.
The incentive applies to any single family residence (including condos, co-ops and town homes) that will be used as a single family residence. This credit can remove or eliminate income tax liability for the year of purchase. Any unused amount of the tax credit is refunded to the purchaser. The incentive is available to individuals who make less than $75,000 and to couples who make less than $150,000. Above these income levels the incentive is reduced and is completely phased out at $95,000 for an individual and $170,000 for a couple. The purchaser and purchasers spouse must not have owned a principle residence in the 3 years prior to purchase.

I was out previewing today and had my camaera along when I drove past Lake Allatoona in Cobb and Paulding counites. What we saw was beyond scary, and thought that it was worth taking a few pictures of Lake Allatoona as we drove by. Today was not the best day for photos, it was overcast, and snow flurries which is a rarity in the south. The pictures I took still give you a real view that much of the lake is just a mud flat these days. Lake Allatoona is used for many purposes, hydo power generation, drinking water, recreation etc. I wonder what Atlanta is going to start to do shortly if this drought keeps up? I don't think the situation at Lake Allatoona has a worse case scanario.

I went previewing luxury homes Acworth Georgia at Governors Towne Club. I was very impressed with the neighborhood, the community center that is currently under construction, and golf amenities. It is a stunning Ken Horton development gated golf home community. Presently there are about 115 homes sold out of a total projected build-out of about 600 homes. Governors Towne Club is a newer community that is just taking off, and offers easy access to, shopping, and commuting via Cobb Parkway North 41, and I-75. When I was there I just could not resist taking a few photos in Governors Towne Club of the Clubhouse, golf, and a few home shots to give you an idea of the homes for sale in Governors Towne Club.
