You must remember that every property has a buyer, it's just finding the right price threshold considering the condition and age of the property coupled with current market conditions.
Overpriced - The main reason most homes don't sell is because they are priced too high. In this market you must consider recent comps along with the current condition and age of the property.
Curb Appeal (Exterior and Interior) - The landscaping and hedges need to be trimmed, Too many cars parked in the driveway and overgrown trees.
