Market Report Sept 2008 Mountain Park
City of Mountain Park
For more than 25 years before incorporation in July 1927, Mountain Park was comprised largely of summer cottages of Atlanta's elite. Some of these cottages had, and still have, special names including The Buzzard's Roost, Rossier Holler, The Owl's Nest, Park-Ur-Carcass, Paradise, Buckeye Ridge, Shack-Toe-In and Nuth-in-Much. More recent residents have continued the tradition of naming their homes, too.
In 1932, only three families lived in Mountain Park year round. Mayor "Charlie" Johnson operated Mountain Park's only business, "The Stand," a sundry store located at 101 Mountain Park Road. In 1971, Charlie sold "The Stand" to LaNell Cofer who continued to operate it until she converted it into her private residence.
The city's unique beauty was enhanced when Lake Cherful was built next to its first lake, Lake Garret. Lake Cherful was constructed in 1951 over Oscar Burrell's cornfield, which was located in both Cherokee and Fulton counties -- thus the name Lake Cherful. The small white house where Oscar Burrell lived still exists on the Cherokee county lakeside.
Electricity was available in Mountain Park by the late 1930s. In 1960, Cobb County started supplying water to the city and natural gas became available in 1968. Nearly 90 full-time families resided here and, in the early 1970s, the residents were asked to voluntarily remove their outhouses. During that time the Civic Building, built by the Civic Club with the help of private donations, was nearing completion. In 1976, Joyce Ayers became the first woman to head a municipality in Georgia when she became mayor of Mountain Park. The city's Volunteer Fire Department was established during her term and remains one of the few completely volunteer fire departments in Georgia today.
In the mid 1970s, the Mountain Park Village Green was enlarged using reclaimed land from Lake Garret, which had become shallow due to siltation from real estate development upstream. The original sand bottom swimming pool was replaced in 1977 and, in 1993 the pool house was renovated to include handicapped-accessible facilities. In 1989, Mountain Park became the first municipality in Georgia to begin a recycling program.
More recently, the Mountain Park Improvement Club completed several enhancements to the city in 1997 and 1998, including renovation of the Sunday school pavilion, picnic pavilion and foot bridge over Lake Garret dam.

Location, location, location is a desirable thing. Well, we have it at Chimney Lakes. There are not one, not two but three entrances/exits to the community. You can choose to leave from any of the three exits and you will find gas stations, grocery stores, drug stores, health clubs, golf courses, and churches - please note we are indicating the plural tense of the words. Well, for the shopper in you, there is a Walmart Superstore and Target stores nearby. We even have a Starbucks and Einstein's within a reasonable driving distance. If you enjoy upscale shopping and dining, we have that too. Some of the finest restaurants in Metro Atlanta surround Chimney Lakes. You can head in any direction for shopping. To the North is North point Mall of Alpharetta; to the East is 'The Avenue of East Cobb'; to the South are Perimeter Mall and the Buckhead district; and to the West is Town Center Mall in Kennesaw.

Plantation North Roswell East Cobb
Roswell was incorporated as a town in Fulton County on February 16, 1854. The city is named for the original settler of the area, Roswell King. King, and others, traveled from the Georgia Coast with the hopes of investing in mining. After discovering that this area was close to the Chattahoochee River, King was inspired to build a major textile mill powered by the water. The Roswell Manufacturing Co. and the Roswell Mill played key roles in the development of the town during its earlier history.
There are a number of historic homes in Roswell, including Bulloch Hall, the childhood home of President Theodore Roosevelt's mother, Martha "Mittie" Bulloch. The Archibald Smith Plantation is the preserved home of one of Roswell's founding families.
The Chattahoochee Nature Center, located in Roswell, encompasses 127 acres and has four nature trails that wind through wetlands and woodlands.
Roswell hosts a number of events each year including the annual Roswell Arts Festival in September, the Youth Day Parade in October, Holiday on the Square in December and the Roswell Roots Festival in February. The City also sponsors the Riverside Sounds Concert Series the first Saturday of the Month from May through October and the Roswell Magnolia Storytelling Festival in the spring. These annual events present arts and crafts, performances, Southern Bar-B-Q and great time for everyone.

Oh What A Beautiful Morning
The past couple of weeks have been phenomenal. Gone are the hot humid days replaced by afternoon temperatures in the 70's. This past Wednesday morning was 56 degrees when I walked my daughter to the bus at 7 AM. I even had to wear a sweatshirt. Fall has arrived and it is beautiful.
With the arrival of fall and the cooler temperatures that accompany it, now is the time to get our homes ready for winter. There are steps that homeowners can take that are both cost effective and easy to do. For the next couple weeks I'll be touching on different areas of maintenance for our homes which will get them ready for winter.
Why is caulking important?
If there are voids in siding joints, voids where siding butts into trim or voids where trim butts into trim, now is the time to caulk these areas. Why keep our caulking maintained? We need to stop water, air and insect penetration. Water is a mortal enemy of wood. Remember that water easily sucks up through the end grain of wood. That is why most of the decay that I will find is at butt joints. I think most homeowners are familiar with the decay I'm talking about.
Would I recommend caulking decayed areas? No. For me, replacement of decayed wood is the only way to go. I know that I will probably get some flack on this. Homeowners have had success removing the decay then applying a wood hardener, then applying an epoxy, shape and paint. This is acceptable if done right but for me it's a personal preference of replacing the wood.
Is wood replacement a repair that most homeowners can do? That will be up to the individual homeowner. Obviously the decay in the pictures is of wood that should be replaced. But how does trim get to that point. Lack of maintenance. Make sure to look at all the trim on the home. Take care of these areas before they turn into costly repairs and you will be better off for it. And Why Not?
