I did the August numbers first and fully expected July to be between the numbers for average sales price. The August to August numbers go along with what I have seen in the market--that prices have fallen year over year. The high average sales price in July is somewhat of a surprise. In my opinion, that month just had more sales on the high end and less on the low end. Obviously, with the August 2011 number back in the $80's, it was not a trend up in prices.

It continues to be a good time to purchase and not so good for selling.
