Zoning requests for a new DollarGeneral store and farm winery were approved by the Gilmer County Planning and Zoning Commission at its Dec. 17 meeting. Both zoning changes will have to be approved by the board of commissioners. The proposed Dollar General store met opposition from several residents living near the location on the northeast corner of Big Creek Road and Highway 52 East. The zoning change affects 3.1 acres comprised of several parcels that were zoned R-1 (single family residential) and A-1 (agricultural) to C-1 (general commercial). Commissioner Suzie Wright opposed the change, saying that the proposed store is "ugly" and would be an eyesore in the mostly rural area. She asked the developer, Bobby Howard of Cartersville, if he could face the building with brick similar to another Dollar General store on the Dalton bypass. Howard said that would add $40,000 to the construction cost. Commission chairman Phil Forest reminded the commissioners that they were only rezoning the land and could not regulate what kind of structure or what its appearance would be required to have. After initially approving the rezoning, the commission amended the zoning to be contingent on the developer agreeing to construct a building similar to the Dalton-area General Dollar store. Forest reiterated that the planning and zoning commission can only recommend zoning changes and the ultimate decision will be made by the board of commissioners. In the only other item of business, the commission recommended approval for conditional use of a 13.05-acre parcel on Orchard Road for a farm winery. It would be the third such operation in Gilmer County. Larry Lykins, owner of one of the current farm wineries, spoke in favor of the recommendation noting it will bring economic growth the county.

Every new Years Eve we make resolutions. We make them for our live as well as our business . We make them for a bunch of things. When we wake up News Year Day , after a fun new years eve, we often remember our resolutions and with great anticipation and excitement try to live up to those resolutions.
You all know what I am talking about. So this year I have made a different resolution. I resolved to wake up and think it is new Yeas day every day. This will mean that I am at day 1 of my resolutions. And of course everybody want to achieve what they have resolbved for at least one day. I am going to do my best to keep that attitude for 2010. There will be days when I fail . But in the end I think that if I go into each day like it was the first day of the New Year I will be better off and achieve more.

I was showing property today and took these pictures from a home that is priced at 179000. It is on 2.38 acres so a lot of what you see is the view. The house itself is almost incidental. But it has a master on the main 3 other bedrooms and inside looks to be about 4000 square feet. Yes it will need some work but look at the view

Land sales right now are terrible where I am. 3 years ago for every home I sold I sold 4 pieces of land. Today the ratio has turned the other way. Why?
First there is the financing. Lenders do not want to lend on land. It is easy to walk away from. So they want more money down and often rates are up to a point higher.
Second in so many cases it is less expensive to buy an existing home than to build. So construction loans again want more down and are interest rated higher.
So why is it a great time to by land? It is a great time to buy land because prices are low reflecting the problems in the market. Yes you may have to hold for a while. But if you can afford to buy now do it. That horse farm or vegetable garden or just SPACE you may have always dreamed about has gotten much more affordable. Land is what the home sits on. So it is the bottom. Start from the bottom up.
