About Lowndes County, GA

I've just completed a very brief review of our local real estate market from 1/07 to present. Looking at closed residential sales only (and through MLS), the breakdown has the potential for being downright depressing: 1/1/07 - 12/31/07 Closed: in/around the Valdosta area (again thru MLS only) Total: 1721; 1/1/08 - 12/31/08 Total: 1366; 1/1/09 - 12/31/09 Total: 1106; However!! From 1/1/10 - to 1/29/10 there were 50 closed residential transactions recorded through MLS, as opposed to 44 for the same time period in January of 2009. Now...realize this is just the beginning of 2010 but I shall remain optimistic! Best Wishes to All in the coming year!!

What does the term "Short Sale" mean?

Simply put: it means the seller's agent sells your home to a buyer at market, or slightly below market, and the lender agrees to accept the proceeds as payment in full on the amount due the lender, even though the sales price is less than the existing loan amount.

The downside to this is there is nothing stating that a lender is required to do this.

Through this process (the short sale) the lender gets his money, and the seller can walk away from the property. Not all banks will work with you in a short sale, and some will also make you take out a note against the difference between what was owed and what the property sold for. These are both questions you need to pose to your lender.
