Princeville is a wonderful place to live, relax, play, and enjoy the nature of Kauai. In this buyer's market there are now quite a few options for owning a condominium under 450,000. Several of the condo complexes, specifically Sandpiper, Paniolo and Hale Moi allow for a lockout, where an investor can actually have TWO RENTALS for the price of one condo. This usally means an "A" side where there is a one bedroom apartment with full kitchen, and a "B"side that is generally a studio apartment. The studio "B" side has a full bedroom, a bath, and some form of makeshift kitchen with a hot plate, microwave, etc.
Here is the current list of condos under 450,000. This is an area of the market that is affordable, has a good selection of loans, and perhaps the only properties on the North Shore that can CASHFLOW. If you are one of the fortunate people in our country or Canada or anywhere for that matter, that can afford a lovely vacation condo on Kauai, one of these offerings may fit the bill for you.

The
The Princeville North Shore resort has been quite resilient through the market changes of the last couple of years.Ocean bluff homes here in Princeville are still priced over $3 Million and the median home price is still above a million. There are, however, some folks who bought properties at the top of the market and pulled their equity out before the market corrected. That's the situation with most of the condos in this short list of auction and foreclosure properties. I've compiled this short list and the list of the lender in case any of you have an interest in pursuing it further.
For instance, the unit at Mauna Kai, 5A is still showing up in our MLS for $369,000 when it shows the loan amount to be $469,000. This is a large condo,over 1500 sq. ft. for that type of investment. But, being an older complex, maintenance fees are above $800 per month. Not that practical for full time living for many individuals.

Aloha, It was another quiet, although very beautiful week. I took advantage of the good weather yesterday and hiked into Hanakapi'ai Beach and then continued back to Hanakapi'ai Falls. I don't recommend the additional 2 miles back to the falls for the casual hiker but if you love a challenge and don't mind mud and climbing up and down rocks, you'll be rewarded with a beautiful falls with a large swimmable pool at the base. You have to overlook the fact that it's pretty much freezing cold - but enough on this. I'll talk about my hike later this week and include pictures. For now, here is your weekly update: Copyright 10/5/2008 by Hawaii Information Service NEW LISTINGS BACK ON THE MARKET EXPIRED WITHDRAWN PRICE CHANGES This information has been supplied by third parties and has not been independently verified by Hawaii Information Service and is, therefore, not guaranteed. We have 4 listings this week, all of which are new on the market for the first time since their last sale. Plantation 1111 and 622 come on at $580K and $729K respectively. Plantation 1111 last sold for $598,402 in 11/05 while 662 last sold for $710K in 8/05. Ali'i Kai 6102, which was purchased for $140K in 8/98, comes on the market at $839K while Hanalei Bay Villas 13, purchased for $235K in 5/99 enters the MLS at $895K, which is $4K less than Villas #9, recently listed for $899K. Both Villas are new enough that neither have been on Caravan yet, but judging from the pictures, it looks like 9 has a new kitchen with stainless steel appliances and some type of wood flooring throughout the main unit while 13 is tiled throughout. Both appear to be in great condition. Villas of Kamali'i 16 is back on the market after showing for a day or two as contingent. There were no sales this week or any units that went into escrow. There were quite a few expirations starting with Sandpiper 108, listed for $440K. This unit last sold on 6/05 for $485K - hard to believe when you look at today's prices! Puamana 2A sold for $450K in 1/05 and expired listed at $515K. Plantation 1522 listed for $650K last sold for $536,066 in 3/06. Emmalani Court 322 sold for $347K in 4/93 and expired listed at $650K. Ali'i Kai 6103 was purchased for $710K in 4/05 and expired listed at $875K. There were also several units which were withdrawn: Villas on the Prince 30 which sold for $442K in 3/04, followed by Ka'iulani 22 which sold for $1,758,070 in 11/07. Kamahana 4 was also withdrawn, and last sold for $499K in 9/05. Our last withdrawal is Hale Moi 210 with a sales price of $140K in 9/99. The biggest section of this update is always the price changes, which are all down except for Nihilani's developer's unit. (Ever the optimist) Three Ka'iulani units reduced this week; 71, 64 and 67, all two bedroom units. #71 sold for $825,990 in 6/08 and reduced from $885K to $835K; #64 sold for $861,070 in 3/08 and reduced from $975K to $965K and finally we have #67 which sold for $895K in 1/08 and reduced from $1.095M to $1.049M. Sandpiper 206, purchased in 11/99 for $114,500 reduced from $460K to $420K, Puamana 25B, with a sales price of $380K in 9/04 went from $470K to $425K, while Puamana 9C, which sold for $175K in 4/02 went from $475K to $440K. The only price increases were the developer's Nihilani units which are as follows: Nihilani 11A went from $610K to $659K, 9A went from $610K to $664K and 33B went from $630K to $690K. I can't explain why they went up, particularly since they didn't seem to be selling at the lower price plus most all the resales are priced well below these prices...and often include furniture. This week, there have been some price changes (down) and a new listing at 2998 Aloalii Drive to add to "Homes For Sale at Princeville, Kauai's Queen Emma's Bluffs." These homes possess some of the most commanding views of the three most prime Princeville vistas: Ocean (nearly every home has some ocean view), Golf Course (every home site fronts the golf course), and Mountain: (Extremely dramatic views of Hii Manu, Namolokama and Mamalahoa.)
