Aloha,
If you;ve been watching the news this week, you know that Kauai was under flash flood warnings for a good part of the week. Princeville, on a couple of occasions, was “an island within an island” – cut off to the North by closure of the Hanalei Bridge (which also isolated Hanalei) and to the south by a mudslide on the Kalihiwai Bridge. When it rains as much as it did last week, I stay very close to home for fear of ending up on the wrong side of one of the “great divides.”
It’s pretty unusual for the Hanalei Bridge to stay closed for more than overnight, but it this case it was several days. On the up side, we saw waterfalls where they’ve never been seen before and / or waterfalls in unprecedented numbers.
All this rain didn’t dampen buyer’s sprits, as we saw 7 condos and one house go into escrow. Take a look:

New Listings:
Pali Ke Kua 141 is back on the market with a new list price of $529K. Purchased for $205K in 1/99, this unit was previously listed from 5/09 to 11/11 starting at $765K and reducing to $544K. Ali’i Kai 1202 came on the market priced at $325K and showing in escrow. This property sold for $135K in 6/89.
Back on the Market:
Short sale Nihilani 20A is unfortunately back on the market. This Makani townhouse sold for $804,075 in 9/06. It first went into escrow on 11/19, came back on the market on 12/2, went back into escrow on 2/3 and fell out for the second time on 3/9. If you have a client looking for a nice Nihilani, here’s one more chance.
Contingent:
The developer’s Ka’iulani 70 went into escrow with a list price of $659K. Bank owned Cliffs 2303 went quickly into escrow with a price of $195K after selling for $395K in 8/04. It was foreclosed on in 2/12. As noted under “new listings,” Ali’i Kai 1202 came on the market showing as in escrow. Short sale Nihilani 18A is in escrow for the third time. It sold for $619,110 in 8/06. It’s not uncommon, unfortunately, for short sales to fall out of escrow. It doesn’t necessarily mean something is wrong with the property. More often than not, what occurs is a failure to agree between the price the bank wants and what the buyer is willing to offer. I always view it as another opportunity for my clients if we missed it the first or second time around.
Plantation 1211 found a buyer while listed for $429K. This unit sold from the developer in 1/06 for $470K. Villas of Kamali’i 25 was listed for $550K when it went into escrow this week. This townhouse style condo was purchased for $625K in 3/04. Bank approved short sale Pu’u Po’a 114 went into escrow priced at $935K. This ocean front condo sold for $1.4M in 3/05 and has been in escrow several times before. Let’s hope it stays in escrow this time.
Sales:
Cliffs 8204, a four bedroom ocean view REO, sold for $475K cash while listed for $495K. This property was foreclosed on in 10/10.
Price Changes:
Ali’i Kai 9G was listed for $265K and reduced to $249,900. This unit sold for $151K in 12/99 and was foreclosed on in 12/11. Emmalani Court 422 reduced from $427K to $399K and last sold as a foreclosure in 9/09 for $365K. Hanalei Bay Resort 4204/5/6 sold for $1.064M in 4/05 and went from $1.175M to $1.064M.

3836 Kaweonui is my new listing, which last sold for $799K in 12/09 and is now listed for $699K. The home was remodeled between 2006-2007 and has tile floor throughout the main living area, carpeting in bedrooms, granite tile countertops, stainless steel appliances, a gas stove/oven, a gas fireplace in the downstairs master bedrooms along with a huge upstairs master retreat with it’s own sundeck. This home is easy to show – just give a call if you want more information or to see this property. Very private back and front yards!
Things seem to be slowly on the rebound, with all the great buys finally getting snapped up by buyers looking for a good value. The market will not always be this attractively priced so don’t sit on the sidelines too long or you may find yourself saying “I wish I had.”….like many were back in 2005. Here we are in March already – we had an extra day in February but weren’t able to top the numnber of sales in Feb 2011 which was 64. This Feb we came close with 60 – 20 of which were condos compared to 24 last Feb. With interest rates holding steady, and banks seemingly getting more proficient at short sales, buyers are starting to step up to the many great opportunities. New Listings:
Although it appears there are numerous new listings this week, six of the eight listings are actually “new” as a result of the list agent changing brokerage affiliation. These units are: Ka’iulani 29 and 6, priced at $1.375M and $1.395M respectively, Ali’i Kai 13B and 14A, with list prices of $289K and $299K, Nihilani 13A priced at $499K and finally, Villas of Kamali’i 19 with a price of $629K.
The two new listings are: Puamana 1B, a short sale listed for $265K after selling for $405K in 4/05 and Pali Ke Kua 3, which is listed for $379K with a prior purchase price of $85K back in 11/97. This is the first time on the MLS for both of these properties since the last sale.
Back on the Market:
Unfortunately, the developer’s Ka’iulani 2 is back on the market after going into escrow on 2/7. This unit is priced at $1.250M. Emmalani Court 524 went briefly into escrow on 2/21 but is now back on the market. It last sold as a short sale for $380K in 6/09.
Contingent:
Ocean view Ali’i Kai 4104 fell out of escrow on 3/1 at a new bank approved price of $380K up from $375K and went quickly back into escrow. It last sold for $950K in 8/05.
Sales:
Short sale Nihilani 17A sold for $330K while listed for $385K. This Moana unit sold for $637,113 in 7/06. Non short sale Emmalani Court 415 sold for $385K while listed for $389K. This condo sold for $610K in 5/05 and started out 241 days also listed for $499K.
Withdrawn:
Ocean view second floor Cliffs 7201 was withdrawn from the market after 340 days priced at $599K. It was purchased in 8/05 for $655K.
Price Changes:
The developer’s Ka’iulani 70 increased in price from $625K to $659K. Short sale Ali’i Kai 4104 moved up to a bank approved price of $380K from $375K.

We’ve been under a flash flood warning for about a day now – and it’s still raining. Hanalei Bridge is closed – and the surf is up. As I’m typing this, I can see a couple and someone with a camera out on the bluff in the rain. The gal is in a white wedding dress seemingly oblivious to the rain. I guess they got married today and are getting wedding pictures taken regardless of the weather. It’s just funny to see a bride walking around in this weather when everyone else is all bundled up in rain gear with umbrellas.

Villas on the Prince 35 sold for $562K in 5/03 and came onto the market for $692,900. This unit was previously listed from 5/05 to 5/06 for $839,900. Cliffs 2303 is new on the market with a great low price of $195K. This unit last sold for $395K in 8/04. Per the listing, only offers from buyers utilizing federal funds under the Neighborhood Stabilization Program (NSP), Municipalities, non-profit organizations and owner-occupants will be considered from 2/29/2012 to 3/4/2012. Seller will consider all offers from all buyers beginning on 3/5/2012.
Back on the Market:
Short sale Nihilani 18A is back on the market priced at $330K after going into escrow on 1/6. This unit sold for $619,110 in 8/06 from the developer.
Contingent:
The developer’s Ka’iulani 59 finally went into escrow after 863 market days and a price reduction down to $625K from $799K on 1/31. Villas on the Prince 10 found a buyer while listed for $895K. This unit sold for $474,320 in 2/02. Emmalani Court 524 went into escrow while priced at $455K. This remodeled unit was purchased as a short sale for $380K in 6/09.
Price Changes:
Ka’iulani 76 sold from the developer in 4/07 for $900,570 and reduced from $650K to $630K. It is not a short sale. Emmalani Court 413 had a price increase from $349K to $400K after selling for $565K in 7/05. This is not a short sale. Puamana 15A also went up in price from $549K to $595K. The last purchase of this unit was in 3/11 for $395K. Now on to your very brief Princeville home update.
There are no new Princeville home listing this week – the entire report consists of one home that went into escrow (contingent) and one home which was withdrawn.

Here we are at the very end of February with what appears to be little chance of catching up with the numbers for Feb 2011 where there were 64 sales, 24 of which were condos. Bank owned Cliffs 2203 reduced from $199,999 to $189,999. This unit was leasehold when purchased by the prior owner in 5/02 for $130K. It’s been a great week with lots of breeching whales and sunny skies. I always consider myself lucky to actually see a whale breech when I have the binoculars up to my eyes pointed in the right direction which is what happenned this past week. New Listings:
The developer’s Ka’iulani 70 is back at a new low price of $625K. This townhome has been as high as $995K. It was listed from 6/05 to 12/07 during which time it went up from $825K to $995K, from 2/08 to 9/09 when it was listed for $995K, and again from 10/09 to 9/11 when it went from $995K to $845K.
FNMA foreclosure Ali’i Kai 9G is on the market listed for $265K. This unit sold for $151K in 12/99 and first came on the market in 7/05 to 1/06 with a $615K list price. It was then listed from 2/06 to 9/09 starting at $619K and reducing all the way to $380K. It came on one last time from 11/09 to 3/10 with a start price of $349K, dropping to $299K when it came off the market.
Hanalei Bay Resort 4204-5-6 returns to the market priced at $1.175M after selling for $1.064M in 4/05. This unit was previously listed from 3/06 to 8/07, starting at $1.899M and reducing to $1.799M, from 8/10 to 3/11 with a price of $1.225M and most recently from 5/11 to 12/11 when it was priced as it is now at $1.175M.
Contingent:
Short sale Nihilani 20A, priced at $465K went into escrow. This Makani unit sold for $804,075 from the developer in 9/06. Also finding a buyer is the Cliffs ocean view four bedroom unit 8204 that was extremely well priced as a foreclosure for $495K.
Sales:
Puamana 18B closed for $320K with an asking price of $369,900. This unit sold previously for $329K in 10/03 and was foreclosed on in 1/11 by the prior owner. Top floor, ocean front Pu’u Po’a 404 sold for $1.356M while listed for $1.499M. Purchased in 2/10 for $900K, this unit was completely remodeled.
Under Contract:
Short sale Ka’iulani 30 went into escrow on 10/3/11 and finally moved to under contract this week. Listed for $1.395M, this unit sold for $2.3M in 8/07. Nihilani 8A moved from contingent to under contract which means we should see it closing within the next week to 10 days. Priced at $579K, this unit sold from the developer for $803,302 in 3/07.
Withdrawn:
Ka’iulani 72 was withdrawn while listed for $899K after 385 market days. This unit was purchased from the developer for $857,270 in 4/07.
Temporarily Withdrawn:
Two of the developer’s Ka’iulani units were temporarily withdrawn: unit 50 was listed for $1.295M and unit 11 was at $1.450M. Emmalani Court 413 was temporarily withdrawn with a list price of $349K. Although not a short sale, it sold for $565K in 7/05.
Price Changes:
Three of the developer’s Ka’iulani units reduced this week: 59 went from $799K to $625K, unit 52 reduced to $975K from $1.195M and unit 2 went from $1.550M to $1.250M. Two resale Ka’iulani’s also reduced: Unit 5 sold for $1,765,990 in 4/08 and reduced from $1.575M to $1.465M while unit 20, which sold for $1,985, 180 in 11/07 went from $2.495M to $2.295M. The final reduction is short sale Pu’u Po’a 114 which went from the bank approved price of $995K to $935K. Unfortunately, this unit has been in and out of escrow several times now. The last time it came out of escrow on 1/5, there was a price increase from the prior price of $774K to a bank approved price of $995K . This unit sold for $1.4M in 3/05. As of today, Sunday the 5th, there are 37 residential listings in the Princeville area and 84 condo listings. Last year 44 homes sold which is good news. It means we have an 10 month absorption rate with our current inventory. That is, based on sales last year, it will take slightly more than 10 months to deplete the current inventory. In the last couple of years, the absorption rate has been as high as 1.5 to 2 years or more so this is good.
As for condos, we have 84 on the market with 68 sales last year for an absorption rate of 14 to 15 months – which means it is still a strong buyer’s market in this type of property. Those are the facts based on market statistics. If you have any questions before buying or selling, please do not hesitate to send an email. That’s why I’m here.
