Aloha,
I mentioned going by the new Princeville Hotel this week to take some pictures of the renovations but got no further than the entry gazebo. Seems all "self parking" has been eliminated due to the "St. Regis" status. You used to be able to self park as long as you didn't take any of the valet spots which were the first few rows. Now, there is "complimentary" valet parking ONLY. I have to say I don't believe any valet parking is complimentary and the day I planned to drive in, I had nothing smaller than a $20. Plus, it probably would have taken longer for them to park then run and get my car again than it would have for me to take the pictures I wanted. So I made a u turn around the gazebo and left.
It used to be nice to self park in that lot then stroll along the bluff edge enjoying the ocean below or to walk out to the gazebo which marked the site where the German Anton Georg Scheffer attempted a takeover of Kauai by trying to build a village named after himself. As it turned out, he was run off the Island. Anyhow, I miss the self park aspect but as the gentleman in the gazebo said "It's a St. Regis now...."
I found the St. Regis Princeville Resort website and learned that published room rates start at $525 and go up to $2800 a day. You can get a massage for 60 to 90 minutes starting at $165 to $240 or facial for $170 to $225. Never fear-I'll take pictures another day now that I know the agenda....

Looks like Nihilani is having a sale what with all the units that came on the market this week, starting with 14B. This Hoku unit sold from the developer on 3/06 for $591,102 and is listed well below that price at $475K, undercutting the developer's price of $485K for their Hoku unit, 8B, which is the next new listing. This unit is down from the high of $699,200 when it was listed from 6/07 to 10/07. It was listed after that from 4/08 to 2/09 starting at $665,200 and reducing to $578K before it was withdrawn. Ali'i Kai 10G is back on the market at $499K, having been previously listed from 8/08 to 8/09 starting at $599K and reducing to $499K. It last sold for $129,500 in 6/89. Next up is another developer's Nihilani unit, a Moana floorplan listed at $530K. This price is an adjustment from the last time it was listed from 4/08 to 2/09 when the price tag started at $690K and reduced to $630K during the life of the listing.
Plantation 1421 is not really a new listing but just a brokerage change. When agents change affiliation they typically take their listings with them. It was previously listed from 12/08 to 10/09 for $577,777 and comes back on this time without all the "lucky sevens" at $579K. 1421 last sold for $536,066 in 2/06. Next up is Emmalani Court 415 listed for $595K. It was listed from 9/06 to 12/06 for $875K and from 7/08 to 12/08 for $775K. This unit last sold for $610K in 5/05. We have another price adjustment on a developer's Nihilani, unit 7C which hits the market this time at $650K for their largest model, the one level upstairs "Mahina." 7C was listed from 9/07 to 1/09 starting at $829K and reducing to $754,200 before it was withdrawn from the market. This listing brings the number of Nihilani units on the market to 15 total. Here is the list:

Remember, this is the only complex to offer four different floor plans, two of which had the option of an extra bedroom if selected during construction, so be sure to check the square footage to be sure which floor plan you are viewing. For example, in the list above, 17B shows as a 3 bed/ 2.5 bath but it is a Hoku with the conversion of the family room to a third bedroom and not the standard Makani floor plan. Makani has 1,874 sqft. Next up is Villas of Kamali'i 18, listed for $825K and purchased for $630K in 1/04. The final unit is Pu'u Po'a 103 which was recently withdrawn and is now with a new agent with a new low price of $999K. This unit was listed from 10/06 to 6/07 at $1,899,900 and from 3/09 to 9/09 starting at $1.259M and reducing to $1.179M during the life of the listing. Here are all the Pu'u Po'a's on the market:

For some unknown reason, Mauna Kai 5A is back on the market this week even though it showed as having sold on 9/28/09 for $219K. This unit is a bank foreclosure so maybe there was a problem somewhere that prevented the sale of the unit. I don't know.
Ka'eo Kai 2B finally found a buyer and went into escrow listed at $525K after 527 days on the market. This unit sold for $240K in 4/01. Mauna Kai 25 also went into escrow listed at $325K with 327 market days. This unit sold for $585K in 8/07.
Two Villas of Kamali'i units were withdrawn: units 58, listed for $759K and purchased for $432,155 in 5/03 and unit 27, listed for $845K and purchased for $465 in 11/03. Plantation 1421 shows as temporarily withdrawn prior to being relisted with the new brokerage.
There were only a few price changes this week. Ali'i Kai 9F, purchased for $560K in 9/05 went from $519,900 to $497K. The developer's Nihilani unit 11A adjusted downward from $620K to $560K while Plantation 121, an agent owned unit purchased for $488,993 in 5/05 reduced to $639K from $645K. The final price change is Villas of Kamali'i 33, which went from $879K to $849K. This unit last sold for $649K in 7/04. Now on to your Princeville home update:

I have my own update this week which is that I am leaving this Friday 10/16 for a week in an overwater bungalow in Bora Bora. Originally planned as a 60th birthday present to myself it changed in a very wonderful way when my significant other proposed to me on the second anniversay of our meeting. He was open to any type of wedding I wanted, at any time, at any place and I decided to make my birthday getaway our marriage and honeymoon. So - for my 60th birthday on 10/20 I am getting a husband in a ceremony set on the beach at sunset in Bora Bora. We return all too soon mid morninng on Saturday October 24th.

Aloha,
I've been enjoying Puhi this past week as we're housesitting / cat sitting for friends that own in Villas of Puali. Our friends are fortune to have a unit down at the end of the road, which makes for a good deal of privacy. What's so great about this complex, and others in the area, is the proximity to Costco, Kukui Grove, WalMart, KMart, the movies and Duke's restaurant and their hula pie. If you've never tried hula pie, bring a friend, sit downstairs outside of the bar and have at it. Hula Pie is to die for if you like ice cream. It's a Duke's trademark dessert - vanilla ice cream on a chocolate cookie crust, liberally covered with whipped cream and drenched in hot fudge. Yes, you will need help eating this as the wedge of pie is more than ample.
Anyhow, I digress. Puhi is a great location, however, as I said the last time I was down here, as much fun as I have running around, I am a North Shore girl at heart and miss my home in just about a week's time, which is how long we are down here housesitting. On to your update:

Ali'i Kai 6103, previously on the market from 4/08 to 9/08 at $875K, is now back listed for $725K. This vacation rental ocean view unit was purchased for $710K in 4/05 leaving the seller with little bargaining room. Cliffs 8204, one of the few 4 bedroom Cliffs units, is listed for $995K and last sold for $135K as a leasehold in 4/87 then converted to fee simple in 7/89 for $33,600. Building 8 is the best building for ocean views and this unit offers views from the two downstairs bedrooms as well as the living area and kitchen upstairs. If you've been looking for a larger unit with water views, this may be it.
Three fractional Plantation shares are back on the market, two of which are for unit 621. They are listed for $150K and $170K while the fractional share of unit 921, also back on the market, is listed at $190K. Puamana 21B, purchased for $70,000 in 4/99 as a leashold and converted to fee simple in 7/00 for $35,700 is also back listed at $599K. This unit was listed before from 11/02 to 8/04 at $488K the whole time.
There were three sales this week, starting with the a fractional Plantation share of unit 621 on 9/21/09 for $150K. Mauna Kai 5A, a bank foreclosure, sold well above the list price of $219K, closing at $275K. This unit sold previously in 8/02 for $200K and was taken back by the bank in 7/09. Also closing this week is Pu'u Po'a 405, listed for $1.5M and selling for $1.050M. Purchased for $430K in 1/00 this unit started out at $1.59M then went as low as $1.295M before jumping back up to $1.5M.
Ali'i Kai 9G, listed for $380K and purchased for $151K in 12/99 expired after a total of 1,266 days on the market. Pali Ke Kua 130, an agent owned leasehold unit listed for $449K, which was purchased for $429K in 3/06 also expired with 427 days under it's belt. Puamana 11a, which last sold for $486,500 in 6/05 expired while listed for $499,500. Two Ali'i Kai units expired -5101 listed for $649K and purchased for $595K in 5/04 and 6102 listed for $839K and purchased for $140K in 8/98.
Pu'u Po'a 103, which sold for $695K in 7/03 was temporarily withdrawn listed at $1.179M. Puamana 24D, purchased for $268K in 9/03 and listed for $325K was withdrawn along with Plantation 1421, which sold for $536,066 in 2/06 and was listed for $557,777.
Price changes, as is often the case, are the biggest catagory starting with Ka'iulani 76, purchased from the developer in 4/07 for $900,570 and reducing this week from $1.2M to $1.1M. Now that what I call a price reduction. Sandpiper 134 reduced from $245K to $225K and last sold for $485K in 7/05. Paniolo 103 tweeked it's price yet again, going from $239,650 to $239K in an effort to stay on the daily update. This unit sold in 7/09 for $184,900. Sandpiper 217 reduced from $391,900 to $354K and last sold for $310K in 2/04. Nihilani 16A, purchased from the developer in 5/06 for $603,600 also tweeked the price, reducing by $1000 from $499K to $498K. Cliffs 7305, a third floor ocean view condo offering one bedroom and a loft bedroom, went from $665K to $615K. This unit was purchased for $242K in 8/00. The final reduction is Plantation 121, an agent owned unit purchased for $488,993 in 5/05. This unit went from $665K to $645K. Now on to your Princeville home update:

I've been showing houses from Moloa'a to Haena this past week and want to mention a new listing located in Haena, across from Tunnel's beach with the unbelievable price of $975K. This house sits back on a flag lot so that although the address is on Kuhio Highway, the house is back far enough that road noise is not an issue. It's a great house where all you have to do is walk down the driveway, across the road and there's Tunnels. For those of you unfamiliar with Tunnels, it's a very popular snorkeling beach. The market continues to be very slow and prices are declining in Princeville and Hanalei District.
Princeville condo sales statictics. The median sales price for a condominium for the year-to-date through September was below 2006, 2007 & 2008 prices. And the number of sales were below the last 10 years.

After closing approx. one year ago for renovations, the Princeville Hotel re-opened its doors Sept. 26th as the new St. Regis Princeville Resort.
This afternoon (10/1/09) I had the distinct pleasure to attend the blessing/reception of the new St. Regis Princeville Resort. And, what an honor it was to be there.
The energy & excitement from those in attendance was contagious. After a challenging year (for all of us), the enthusiasm and optimism was overflowing from Kauai's mayor and Hawaii's governor to all who were in attendance. It felt like positive change was taking place and provided hope for more good things to come.
One of the most special moments of the day was the delightful performances of the Halau Ka Lei Mokihana Leina`ala. These young girls' were captivating - bringing tears to my eyes (and to some others in the crowd around). It was a pleasure to watch them as they delivered joy to everyone's hearts.
Watching sunset from the lanai at this establishment has always been a treat - one residents enjoy and one they love to share with their guests who visit. We welcome back that opportunity as well as welcoming a new era on the north shore. We look forward to better days ahead - here, across the Hawaiian Islands and on the mainland.

They finally finished up the sidewalks at the Cliffs and what a difference. It looks great. Renovation of buildings 7, 8 and 9 continues which means there'll be plenty of parking space for the next few weeks. It's pleasantly deserted while they do the work with only those people like myself, who own whole units, in residence. For those of you who don't know, the Cliffs at Princeville not only has whole ownership but there are also two timeshare organizations in here. I have timeshare above and below me (I'm on the second floor) and enjoy my rotating neighbors.
Also this week, the St. Regis Princeville Resort Hotel had a soft opening Saturday the 26th. Only the restaurants and hotel rooms are open - no stores will be open until after the first of the year. I opted to stay away but will check it out over the next day or two and will include some pictures of what I find. Can't wait to see what $38M will do for a place.
It's been slow the last few weeks, which is normal for this time of the year. There's usually not a whole lot of activity between when kids go back to school and the holiday season. Nevertheless, I've actually been surprised at some of the properties that have NOT gone into escrow, as I think there are some great bargains out there right now. Take Nihilani 19B for example at an unbelievable $425K as a short sale. It's not the best location, being right on the corner of Ka Haku and Pepelani Loop and in front of the speed bump, but my goodness, $425K for a condo of that quality is unheard of. If I had a beer budget and champagne taste, I'd take a good long look at this unit. While you may have a bit more noise than a unit in the interior of the complex, you cannot beat the price. And keep in mind, when we talk about noise, it is by Kauai and Princeville standards which is not the same thing as "mainland noise." No freeways or 4 lane residentail roads here!
I'm also suprised that my Pu'u Po'a 404 is still available. Compared to recent sales, this just seems like a no brainer if you want a top floor ocean view condo. Pu'u Po'a offers great square footage making it suitable for vacation rental or as a primary residence. There's several other units here and there that I would have thought would be in escrow by now, but buyers seem to think this market will last forever, and are waiting for.....I'm not quite sure what. I've said it before and I'll continue saying it - while there are many properties on the market, there are very few that you, as a buyer, will like well enough to buy. If you are fortunate enough to find something, it seems to me that it's better to pay a little more and get that unit instead of waiting for the absolute bottom of the market (how you're going to determine that at the time, I don't know) and end up with a good price on a unit that leaves you unimpressed. Both new listings this week are in Ali'i Kai: unit 2101 listed for $477K and 1202 listed at $550K. This is the first time both have been listed since they last changed hands. For unit 2101, that was in 11/04 when it sold for $451K. Unit 1202 sold for $135K back in 6/89.
Unfortunately, Ka'eo Kai 2B,which last sold for $240K in 4/01, is back on the market after going under contract on 8/21. It's always painful to see a unit in escrow fall out - let's hope a new buyer comes along quickly as it did for Plantation 422, a bank REO that fell out of escrow on 9/04 but is now back under contract this week. Let's hope the second time is a charm. 422 was purchased for $738K in 11/05 and taken by the bank in 6/08. This is a great top floor interior Plantation unit that just needs TLC and new appliances!
The only unit to close this week was another Plantation, unit 621 which sold yet another fractional share for $150K. This makes for two shares sold, with another currently in escrow and three remaining segments. Shares were previously priced at $180K back in 1/08 to 1/09. Nihilani 23, a resale listed at $575K expired this week. This unit sold from the developer on 11/06 for $685,160.
There were a few price changes this week along with a couple of "price manipulations" - small incremental changes made solely for the purpose of keeping the unit on the update page. The fractional share of Sandpiper 128 is one of those, going from $195K to $198K. This unit sold as a whole unit in 6/05 for $490K. Mauna Kai 5A, a bank REO, continued down going from $239K to $219K. This unit was foreclosed on in 7/09 and last sold for $200K in 8/02. Paniolo 103 which was purchased for $184,900 in 7/09 had an incremental change from $239,709 to $239,700. Cliffs 2205, a short sale purchased for $425K in 10/06 reduced from $265K to $250K. Nihilani 16A, purchased for $603,600 in 5/06 reduced from $548,500 to $499K. This is still high for the one story bottom floor Moana floor plan but it's getting there. These are the Nihilani units currently on the market. There are a few other developer units that are available but are not currently listed:

Saturday we went down and applied for a marriage license at Pono Market. That's right, at Pono Market in Kapaa. If you have not been to this store, you owe it to yourself to visit. It is the most amazing place. Long ago, I worked a few doors down at Jim Saylor Jewelers, and this coupled with Pono Market was just about all that was needed to get married. At Pono, not only can you get your marriage license but you can also cater your wedding right out of their deli case, pick up a few lei's for the bridal party (yes, they have those too) and you're good to go. Grab your marriage officiant and you too can be married in paradise.
Ken helped us with everything, then asked if we wanted our picture taken so he could add it to his wall of "people who'd bought their license at Pono." I always knew Pono has everything and sitting there Saturday, watching the parade of people coming in and out, just confirmed it. If you like local food, this is the place to go. Me, I love the manju which is a floured confection with a yummy filling. They usually have sweet potato (my favorite) or apple - You'll find it on the counter by the cash register. If you need sunscreen or ice cream, or who knows what, you can find it all here. Next time you're in town, take a minute and go in. It's located in old Kapaa town, next to Pono Cleaner and Tropical Tantrum. (great place for Island dresses ladies!) A trip to Pono Market is an island tradition not to be missed. Thanks Ken!
