Dover Bay in Sandpoint Idaho continues to add to its amenities

Exciting plans are underway at Dover Bay Waterfront Resort. This summer marked the opening of several new amenities around the Marina Village. Dover Bay Marina itself is without doubt the nicest marina in the area, with covered boat slips and public docks. Finally people have a place to stop as they towards Sandpoint from the Pend Oreille River or from Sandpoint to water ski or wakeboard.

The Dover Cafe and Market opened this summer, giving boaters and others a place to eat outside on the water and to stock up on beverages for the day. Adjacent to the Cafe is the new Fitness Center and outdoor Pool and Jacuzzi. The pool will be open year round with hydronically heated pavers to keep the snow from sticking. A new Activities Director has just been hired who will plan a number of activities, from yoga and pilates, to nature walks, or kayak tours of Dover's estuaries.

Surrounding all of this are 19 new Beach Bungalows so that visitors to Dover have a place to stay. This is such a great option for Sandpoint, offering independent bungalows in a four season resort environment on the water and near town. Rental rates range from $200 to $400 per night in the summer, with lower rates available starting in September.

Plans at Dover include development of the resort as a true winter destination. There will likely be Ski packages to Schweitzer Mountain on a luxury motorcoach, where you can eat breakfast and have your coffee on the short drive up the mountain. With the 9 miles of trails throughout Dover, this area is already primed for snow shoeing and cross country skiing.

While it isn't a done deal yet, there are discussions in place to open a tennis club and ice skating rink at Dover Bay. The tennis club is planned to have 4 indoor and 2 outdoor courts. Their may be a Kids Camp associated with this as well.

What is for certain is that Dover Bay will continue to develop in the next few years into THE top destination resort in the Sandpoint area. With a prime waterfront location so close to downtown Sandpoint, all the ingredients are in place for an active and vibrant resort community.

Dover Bay sales at a very healthy pace

Dover Bay Waterfront Resort continues to sell real estate at a very healthy pace in what it otherwise a soft market. There are several reasons for this, in my opinion.

First, the developer, Ralph Sledager, has stayed very responsive to today's market and today's buyers. He has priced various products at a point that provides very good value and is competitive to what is selling around Sandpoint. So many developers fall in love with their own product and refuse to adjust pricing. Secondly, there is a great deal of activity at the resort with the opening of the Beach Bungalows for rent, the Dover Cafe and Marketplace, the Dover Fitness center and Pool, and other amenities in the new Marina Village. People are stopping in on a daily basis by boat as this makes such a nice stop off the Pend Oreille River just a couple miles from downtown Sandpoint.

In the past month there have been 2 sales of luxury waterfront condos in Marina Town at Dover, one priced in the high $600s and the other in the $900s. There are 2 Cottages under contract with an offer on a third. The Cottages recently released phase 2 where the developer was able to secure some cost savings by buying out the builder, thereby passing along these lower costs to the customer. Cottages range in price from just under $300k to around $400k. Buyers can choose from about 8 floor plans that are assigned to specific lots, then customize their choices from there. There is one Bayside South condo under contract as well.

The newest product at Dover Bay are the Parkside Bungalows, which have attracted the most attention of any recent real estate release in the region. With 11 reservations already this is an example of Dover Bay responding to the market. The Parkside Bungalows are designed as a 'family lake cabin with modern conveniences'. They are detached residences but can operate as a condo; buyers can even place them into a vacation rental program to benefit from the extensive marketing that Dover Bay has underway. With prices starting at $198k for 1bdr, $253k for 2bdr, and under $400k for waterfront bungalows, you can't find a better price point in resort property in the area.
