In general our area is green open countryside around a small village, with a well established infrastructure providing residents with homes, recreation and businesses. Barrington is also synonymous with Horses and Equine breeding.

Barrington is home to a few major employers but many residents commute to Chicago or business areas like Schaumburg or Libertyville. Notable employers in Barrington area are GE Healthcare Systems, Good Shepherd Hospital part of the Advocate Group, Quaker Oats Company. Nearby large corporations include Motorola, Abbott Laboratories, Baxter International, United Airlines, Zebra Technologies, Walgreens.

Advocate Good Shepherd Hospital is a full service hospital located in Lake Barrington with a level II trauma center and has a life flight helipad.

There are 5 park districts in Barrington IL - including swimming pools - tennis courts - soccer and baseball fields - picnic and play areas. Many of the subdivisions also have their own play areas for kids and tennis courts. There are also walking paths in some of the forest preserves - dogs are allowed as long as they are leashed and you clean up - motorized vehicles are forbidden as are bikes and skateboards as they are specifically for walking in a natural environment. You will see an abundance of birds and the deer will not be far away.

In the Village of Barrington you'll find our library with nearly 200,000 volumes. There are always events going on for all ages and it is open every day - excluding holidays.

Lake Barrington Field House is the new, not for profit sports center located off Pepper Road and behind the subdivision of Savannah Lake Barrington. Programs include athletic training, adult fitness, Pilates, Adult sports, high school sports, youth sports, tot sports and birthday parties. You cannot take in your own food and drink. Water is allowed and a cafe is provided - the profits help to support The Field House.

For Golf we have 1 public course and 5 membership courses. Makray is the public course and used to be called Thunderbird until redesigned in 1999. The others are located in Barrington Hills Country Club, Lake Barrington Shores Golf Club, Wynstone Golf Club, Stonehenge Golf Course Lake Barrington and Biltmore Country Club.

Feeling hungry? Barrington is home to some very fine dining. Try The Barrington Country Bistro, The Millrose Restaurant and Brewery, or Biaggi's in Deer Park. Of course for less formal occasions there are small cafe's and eateries like The Onion Pub and The Canteen as well as all the brand name chains.

January is our coldest month with an average temperature of 24.5F, August the warmest at 74.8F. Our summers do have hotter days and the winter can get colder but these extreme spells usually do not last long. Yes we get plenty of snow and it can be a headache when commuting home in new snowfall, but generally speaking our community plow services are quick to respond to accumulating snow falls. On average our snow falls yield about 6 to 7 inches, every now and then we get a 24 inch storm, but that is not often. On bad days the schools will close and make up the day at the end of the year. Winter wind can be biting at times.

Many residents of Chicago will select Barrington IL when making the move to the "burbs" based on the award winning school district of Barrington Illinois. When selecting real estate in Barrington close attention should be paid to schools if this is important to you. Why? Simply because not all residents in our zip code of 60010 will attend the Barrington 220 School District. Some of the out lying areas attend 4 other school districts - Palatine - Lake Zurich - Dundee - Wauconda. Barrington has 1 high school, 2 middle schools and 9 elementary schools. If you like shopping there are choices in Barrington Illinois. Choose the village for quaint little stores and boutiques offering everything from a cup of coffee to a custom embellished gift. For larger chain stores The Arboretum of South Barrington is the place to go. They also have a multi screen Theater or stay in the village and go to The Catlow which has a single screen. In the summer Barrington has a Sidewalk Day, where local store owners and other service providers come out onto the sidewalk to showcase there goods. Some of the villages only have local strip malls, Barrington village has a Jewel Osco grocery store and Pharmacy. There are plenty of national and local banks to choose from.

There are always a variety of homes for rent in Barrington IL from condos and townhomes to single family homes and even luxury homes. If you are coming to live in Barrington Illinois you might want to consider looking at rentals. Then you can spend up to a year learning more about our beautiful area before you start looking for a home to buy. It will give you plenty of time to find the right home in the right part of Barrington.

Here are some ideas when searching homes for rent in Barrington:

  • Condos of which there is a reasonable supply. There may be availability in the village or in Lake Barrington Shores a gated community.
  • Townhomes. Again there will be availability in the village, Lake Barrington Shores and perhaps limited units in Deer Park.
  • Single Family Homes. Here is where the widest choice will be and over all parts of the Barrington area. Find homes with as little as 2 bedrooms and 1 bathroom. $2500 per month will afford you a sizeable home on an acre lot. More and the quality and size of the home will increase.
  • Luxury Homes. There are a few executive homes for rent in Barrington IL. Some provide large acreage, others large homes in gated communties.

Whatever your needs in Barrington, Deer Park, Tower Lakes and Inverness, there are plenty of homes for rent. Before looking for rentals, here are a few pointers.

  1. Do you have pets? This will reduce the amount of homes available to you. Many owners are more flexible these days but some just do not want to offer homes when pets are involved. Be prepared to pay a larger deposit and maybe some additional rent for eah pet. Also bear in mind that each part of Barrington is different and whilst an owner may allow you to have 4 daogs, the village of the Barrington in which the home is located may have household limits.
  2. What is your credit report and score like? In todays economy we have seen many families lose homes and then need new places to live. Again some owners may be amenable, but others will want perfect redit scores and no delinquencies.
  3. Schools. If excellent schools are important to you, then finding homes for rent in Barrington with consideration to buying in the future is an excellent move. We do have award winning schools. However not every home in Barrington has Barrington schools. Some may go to Palatine, Lake Zurich, Wauconda. If this is crtitcal ask your Realtor to find out, or go to the school and ask.
  4. Location for children. I only mention this from the perspective of subdivisions which are more likely to have other children to play with, rather than a singlle home standing alone on a street.
  5. Location for commuting. Easy access to Metra Line for commuting to Chicago, or lose proximity to Freeways and Interstates.

Bank Owned Homes Barrington Illinois - Where Have All The Foreclosures Gone?

Barrington Illinois as well as some of the surrounding communities like Invermess, Kildeer, Long Grove is lucky. Or I should say the residents are lucky. Our area is somewhat immune to the the world of mortgage defaults. I am not saying we don't have any, but our rate of foreclosures is very low. The last time I looked up the data we were still under 2%. If I compare this to some areas in California, Florida, Arizona that have foreclosure rates as high as 40% or more, then yes we are lucky.

Barrington is a very popular place to live. With the great school district, lower taxes than some other areas, it is not surprising with all the online and on TV buzz about foreclosures, that buyers have stepped up to the plate and want to buy a foreclosure here. Indeed, this week alone I have receieved 4 requests for a foreclosed home in Barrington. The requirements for those four buyers is almost identical! So how many houses are there to meet the needs of those 4 buyers -ZERO!

So why are there very few foreclosed homes in Barrington. In addition to the low foreclosure rate, it is obvious that homeowners in trouble are taking the pro-active approach and listing their homes as Short Sales. If all the homes in default get listed with adequate time, the experienced listing agents are pricing right, getting offers and negotiating them with the lender, and the sales are closing. So these homes never get foreclosed on, they are literally swept away before the foreclosure buyers ever see them.

Your Requirements. A Palace? If you are looking for a foreclosure in Barrington and start adding all the things you need in a home, one by one the remaining inventory is crossed off your list. Add to that the fact the within 10 days of being listed most of the homes are under contract and you are fighting an uphill battle.

What can you do? First you should consider looking at all the short sales. There are more of these and you are more likely to find a match. Second you should consider looking at all homes available that match your criteria. Prices are probably the lowest they will be and there are always opportunities for getting a great price on a home.   • Be Prepared to be Disappointed.

If you are an investor buying real estate in Illinois as an LLC or INC there are some very important documents that are being ommitted by your Realtors 9 times out of 10 when submitting pucrhase contracts.I know this because I have listings that are REO (Bank Owned) and the lower level prices do tend to attract investors that operate as LLC's. On a current listing I have, every contract submitted as an LLC has not had the Articles with it!

You must submit a contract using our usual forms but if the buyer on your contract is entered as your LLC or INC then you must submit the Articles of Incorporation with your contract.

In addition you should be careful how you sign the contract as the buyer. Depending on how you formed your incorporated company dictates how you sign the purchase contract. You may have members or managers. Your titles should be added to your signatures.

I am not an attorney so if you or your buyers agent has any doubts about how to complete your purchase contract then ask your intended attorney for the transaction. He or she will be glad to make sure you get this important step right from the beginning. After all the delay in getting the documents could cost you the deal!
