Why won't your home sell?

Your neighbor sold her ranch home just three days after putting it on the market. A family snatched up the house across the street not even a month after it went up for sale.

Then there's your house. That "For Sale" sign has stood on your front lawn for months, and a sales prospect isn't anywhere on the horizon. And it's not as if you own a hard-to-sell property. Your house is blessed with sturdy construction, loads of living space and a large backyard. It even sits on a safe, quiet street. Still, it won't sell, even in the hot real estate market currently sweeping through much of the country. What could be wrong?

Unfortunately, there could be plenty wrong. But the good news is that homeowners can easily fix some of the most common problems typical of properties that won't sell, and they won't have to spend a ton of money to do it.

If your house isn't selling, it might be time to focus on the little things. Think leaving a stack of dirty dishes in the sink when a potential buyer is touring your house doesn't make a difference in how soon your property sells? Think again. It's the little things that make a big first impression, and a messy, cluttered house always leaves buyers with a negative impression. Often, it's bad enough that buyers won't care about how great your home is under all the mess.

Remember, it's not solely the responsibility of your real estate agent to sell your house. Homeowners must do their part, too, making sure that their homes are presentable at all times. Here are some of the most common reasons a good, solid house doesn't sell in a strong real estate market:

The price is wrong.

It's no surprise that home sellers want to list their properties at the highest price possible. But too often, sellers are unrealistic, and ask for too much.

It's up to real estate agents to educate sellers about pricing. Agents do this by showing sellers how many dollars similar homes in their community fetched in recent sales.

Sometimes, sellers won't lower their ideal price, even when agents show them this information. Sellers that do this, are asking for trouble. Asking for too much guarantees a long wait before a sale. In fact, most stubborn sellers wait so long, they eventually drop their price, anyway.

You forgot the little things.

When potential buyers see that a shutter is missing from a home's front window, or that one of the outside lamps is missing its top, it makes them wonder, if the home's owners haven't managed to fix such minor things, what major and expensive problems have they also let go?

It's also important to make your house look as large as possible. The easiest way to do this is to store some of your furniture. Having too many chairs or couches tends to shrink even large rooms.

You didn't do your housework.

Keeping your house neat and tidy is one of the easiest ways to help your house sell faster. And especially watch out for your dog or cat. The scent of pets is a big turnoff for buyers. Agents recommend replacing your carpets once the odor of the family pet gets imbedded in its fibers.

Sellers should make sure their homes not only are clean, but look clean. Often, this means something as simple as opening the blinds or curtains to give your homes a nice, airy look.

Of course, taking these steps won't guarantee a fast sale, but they will help.

Sales rate trends In Deerfield Illinois

The good news is that the trend I noted for both Highland Park and Northbrook is also true for Deerfield. That is, sales in the past three months appear to be stronger than the prior three months.

Here is how it breaks down...

During the past 6 months 45 homes sold for under $1.2 million in Deerfield. Seventy five percent of those sales (34) were in the past 3 months - so there is a good trend here. With 162 homes currently on the market for under $1.2 million, this means it could take over 14 months for all of these homes to sell (162 divided by the 3-month sales rate of 11.3 homes per month (34/3 = 7.5)). For Highland Park inventory for homes in this price range is around 10 months, and it is even lower in Northbrook. So if the sales rates stay the same, it could take longer for Deerfield to "recover" from the high inventory levels that we are seeing. Over 80% of Deerfield homes currently for sale fall into this price range.

There were a total of 9 luxury homes sold (priced over $1.2 million) in Deerfield in the past 6 months; 5 of those sold in the past 3 months. So the three-month sales rate is 1.5 homes per month. With 43 homes on the market in this price range, there is over 28.5 months of inventory. Highland Park and Northbrook inventory levels are higher with over 30 months of inventory for luxury homes in both areas.

Please keep in mind that all of this "analysis" that I am providing assumes that the sales rates stay the same as they have been for the past three months. We can see from looking at the full 6-month period, that the sales rates are not static. This is just a snapshot in time, and it provides a way to compare what has been going on in each of these suburbs on the north shore. It is not particularly a prediction of what is going to happen.

I hope that you find this info useful. I will continue to look at more of the suburbs on the North Shore as time permits. I'd plan to take a look at the condo stats as well. I am actually working with several buyers right now, and my time with clients (buyers and sellers) takes priority over blogging!!

Village of Deerfield Illinois Files Suit versus ComEd

This is one thing to consider if you are planning on buying a home in Deerfield.

The Village of Deerfield filed a class action lawsuit today against Commonwealth Edison charging the utility company with gross violation of its agreement to provide reliable service to its 18,000 residents.

Deerfield officials say that during the period from 2000 until 2007, the village suffered 82,347 individual customer power outages during 1,377 separate electrical failures. They said "Only 13% of these outages were weather-related."

Steve Harris, Mayor of Deerfield said - "ComEd has given us no other option than to seek a legal remedy to their gross and willful dereliction of duty." "After years of patience while listening to ComEd's unfulfilled promises to fix these problems, we now turn to the courts to adjudicate our claims."

Reportedly - several Deerfield residents have been told by ComEd employees that the infrastructure in the Deerfield area "absolutely needs to be updated."

Judith Adamson, a Deerfield resident for thirty years said, "ComEd tells us that the problem is that our utilities are underground and connect to old above ground poles and switch boxes and it would be too costly to revamp the system."

The class action lawsuit filed in Lake County Circuit Court on Thursday charges that ComEd violated the Illinois Public Utilities Act and their franchise agreement with Deerfield and its residents by failing to provide adequate and reliable electric service and failing to maintain infrastructure necessary to provide that service. It calls for compensation for actual damages as well as punitive damages for ComEd's willful refusal to repair and maintain its electrical systems and circuits.

From 2000 to 2007, ComEd's Franchise Reports confirm Deerfield suffered 1,377 total outages that lasted 5,576 hours. The reports show only 13% were attributed to weather related causes. The Franchise Reports also show that the total amount of outages have increased steadily during the last three years. During this period, outages due to failure of ComEd's electric underground equipment have risen dramatically.

ComEd's Annual Reliability Reports cite ten circuits that serve Deerfield as appearing on their list of top 1% worst performing circuits in its Northeast service area from 2001-2006. In addition, these reports show at least one circuit serving Deerfield has been included as a top 1% worst performing circuit for ComEd's Northeast service area in every year from 2001 to 2006. Moreover, the report proves there are other circuits serving Deerfield that are performing even worse than those on ComEd's 1% worst performing list, but they do not appear on that list.

"I have been told by ComEd workers that the feeder to our area of the Village is very old and worn out and that is one reason for the outages," said Deerfield resident Richard Beaton.
