Based on the data available on the MLS, its 5 of the last 7 closed sale comps in the neighborhood have been part of a foreclosure process. The properties did not seem to be distressed, but the motivation for the bank to sell these properties at a discounted price is to be to sell them quickly in a slow real estate economy.
Greywall Club in Joliet IL is located west of County Line Rd in Kendall County near the Plainfield South High School. The Greywall Club neighborhood features a community pool, clubhouse, workout room and park. The association assessments vary depending on the type of home you own. The neighborhood was developed by Lennar Homes in 2006, and include single family homes, duplexes, and town-homes within the community.

Recently I have been working on a young couple's application for mortgage that has been less than simple and filled with roadblocks. Lower credit numbers than previously portrayed during initial conversations were the first hurdl
e that cropped up and caused some anxiety. Then came the choice of property. The home had some "issues" and they only made the appraisal and subsequently the lending more of a challenge. That the purchase was being arranged for and sold through a government-owned agency added to the dilemma. It was also becoming quite clear that the realtor representing the couple was inexperienced in this type of transaction. All sorts of landmines were being discovered.
Now let me be clear, in today's financing world it is not easy to say what the hard and fast rules regarding some lending programs are. Sometimes they change quickly or they are not always clearly defined. Underwriters within the same company can sometimes vary on their needs and requests. Constant vigil is demanded (and many phone calls) to stay on top of the new and changing regulations and programs and even veterans of the mortgage industry are breathless trying to keep up. So, it's easy to see why it could be confusing and very hard to stay current.
Caution should be the word for anyone writing a contract and also for lenders quoting availability of programs. Before contracts are signed and promises are made, especially in transactions involving short sales, foreclosures, government agencies and special programs, questions should be raised regarding the wording, timin
g, and special needs attached to lending requirements that may apply. If a dialogue between realtor, buyer, and lender takes place, many future problems may be avoided. In the case of the young couple that I am currently assisting, I had to ask for clarification on records and follow-up documentation in order to pave the road to a clear closing. All-in-all nothing huge, but aggrevating to them and sometimes hard to explain as well.
I suggest that now, while the industry is a bit wobbly and changes are coming so rapidly, that extra precautions be taken to insure as few problems and stumbling blocks as possible. Take the time to make those phone calls and seek the information you need. Open up that dialogue. Your buyers and lender involved will be most appreciative of the extra efforts made and care you exhibit. Deals that may have not closed otherwise will experience smooth sailing also!

I had a down year in 2007. I bought several programs that I thought would increase my sales. I am still paying for Constant Contact, Housevalues, and 4 other online programs designed to help my customer base and income. I joined Activerain in the early part of 2008 and I saw a minor increase which I can't thank them enough for! During the summer months I had several new inquiries and business that derived from ActiveRain and then I had a drop in sales as the economy dropped in August til November. In November I was contacted by a company from California that offered me Unlimited Vacations for a licensing fee. I was skeptical, I thought about it, and I saw some of the ads and continued to keep in contact with the representative. I finally decided to purchase the package and I couldn't tell you how great things have been since then! I purchased the package on Nov.4th,I made just under 48K for the year at that point..... From then til now I have made over 22K already,and I have given away over 400 vacation vouchers,and at least 40 people have thanked me for the vouchers,and most of the vouchers that have been used were by people who did not purchase from me and possibly have given me referrals!
I thought I made another financial mistake, but this decision has been one of the best moves I have made! Originally I thought it was a mistake,but my wife read through everything and actually wanted to purchase the package for herself....I thought that it wasn't a good idea,but when i was told that the package was $2000.00 and i would recieve that same amount in food credit cards,I was also skeptical. Why would I pay $2000 and they give me the same amount in food credit cards.......I trusted the wife which is always a smart thing to do, and then I really saw the benefits! 1 day later I recieved the food credit cards and was able to get 32 dollars worth of food and only spend 7 dollars at Al's Beef in Chicgao...I was not only sold on the vacation vouchers,but I was already making dividends with the food credit cards. Since that first weekend,I have spent several food credit cards on clients and given away as many vacation vouchers as potential clients that I have spoken to. I don't know what it is,but my potential clients as well as people just looking for something free have contacted me and I have given the vouchers away like they were soiled penny's. I was told that i could give away as many vacation vouchers as I could...and so far,I have,my client base keeps growing,and i am suddenly getting more referrals from vacation packages as I have from selling houses! After 5 months of this program,I am getting approximately 25 calls a day from people just asking me about how they can get a vacation while working with me to get a house or help their credit! I have had to give away over 300 vacations since i started this program without actually being able to help the people that call,but for those clients,I have also helped more than 40 people get homes,which is my goal!
Before you get all excited and think this is the end all be all marketing program,I want to tell you that this is not for everyone....... I have purchased the package by myself and helped a comapny that I no longer work for get more than 30% increase in volume sales calls,and an increase in sales. But I have also introduced this program to a couple of friends in the business that have combined their money in order to purchase the same program and don't give away the trip unless they retain services or buy. So this is not for everyone,but i encourage you to ask me how to make this work. Hundreds of Professionals have asked me how Pan American Mortgage is run over the last year,I encourage everybody else to do the same thing with this business that has produced much more for me than that comapny in the same amount of time!

I have added a free vacation voucher with every service I provide....... and I must say,that is the best money I have spent in the Mortgage Industry since i have been in the Business. I have used lead programs,constant contact,Housevalues,and just about every program you have used in the business. But since the economical downturn, I have used a vacation vouchers that I give away to anybody that just returns my phone calls and I have more than doubled my income from last year at this time!
This is not for people who don't like to just give things away that you have at your disposal, I have an unlimited amount of vacation vouchers that I can give away in a year. I have given away more than 400 vouchers since November. I have given a voucher to a person just for allowing me to run their credit and see what I could possibly do for them and they absolutely knew that they were in no position to purchase a home. Didn't bother me at all, I have a contact to add to my database, potential referrals, and a happy person. Activerain has allowed me to come in contact with people that I would not have been able to come in contact with doing the marketing that I was doing, so I must thank ActiveRain for the exposure and ability to share my gift of honesty in selling homes,and the ability to give vacations to those who can't purchase right now!

These days it's hard to find encouraging signs or words regarding the mortgage industry. All forms of the media grind out accountings of the fluctuations, stresses, and atrocities happening within it daily. I don't believe in being an ostrich burying my head in the sand, but I can't help but wonder if all the negative press doesn't somehow make our problems worse.
It's true that consumers and homeowners need vital facts and information to react and make sound decisions regarding their finances and credit. Especially now, they need to be educated about opportunities and options available that will truly assist their fragile or dire financial positions. The number of phone calls I receive picks-up dramatically after each newly received stimulus announcement. Everyone is anxious to hear if the miracle-performing medicines that will relieve their financial ills are contained within it. Dialogue such as this is important. Real answers and action can result from it.
The relentless pounding of negative news seems to panic and paralyze though. Fearful of making the wrong decision, no decision gets made. Questions and more questions are asked and asked repetitively. Days and weeks go by and no positive or forward action is taken. Unfortunately, the assurances and answers sought are sometimes elusive. A lender, even the most experienced and knowledgeable one, is not a fortune-teller. The future, particularly the financial future, cannot be predicted or predicted accurately 100% of the time, especially right now. That lender can only rely on their acquired expertise and gut instinct, hoping that it will be enough to calm the fears of their customers and referral partners.
If mortgage decisions are delayed, problems can grow. If consumers delay or forego purchases, financial repercussions have a rippling affect within the economy. It's a vicious circle of events, each creating and worsening the next.
After being in the mortgage business for 30 years, I have been through many highs and lows. Recessions have come and gone of varying degrees. As bad as this current recession seems, I choose to believe that it will be no different. I am focusing on the good news and the positives when they occur, trying to build upon them. I try to focus and speak of them when communicating with my customers and within my own industry. I truly believe positive thinking breeds positive results. Good karma, if you will.
Trying to act and remain positive and optimistic is a daily exercise we all need to perform. Your financial survival and success could depend on it.
