4 Demographic Trends That Will Affect Housing

A new report from the Urban Land Institute predicts two major changes in the U.S. housing

market as we began a new decade.

 Home appreciation will slow considerably to about 1 percent to 2 percent annually.

 The current U.S. homeownership rate, now at 67 percent (which is down from a record

high of 69 percent), will fall further to about 62 percent.

4 Major Demographic Trends

The report also cites four major U.S. demographic trends that will have a major impact on housing.

1. Aging baby boomers (ages 55 to 64 years old):

They will keep working, and many will be

forced to stay in their suburban homes until values recover. Those who are able to move will

choose mixed-age living environments that cater to active lifestyles. Walkable suburban town

centers also will appeal to this group.

2. Younger baby boomers (46 to 54 years old):

They are now entering their prime earning

years but they will lack home equity and unlike the older members of their generation, they won't

be able to purchase second homes. This will likely curb the prospects for the second-home

market.

3. Generation Y:

They are larger than the baby boom generation (with a population of about 86

million). As they enter the housing market, they are less interested in homeownership than their

parents were when they were young adults. "They will be renters by necessity or choice for years

ahead," says John K. McIlwain, author of the report.

4. Immigrants - both legal and illegal

: They are nearly 40 million strong. They often prefer

multi-generational households and if they can afford them, larger homes in neighborhoods with a

strong sense of community.

Good news!

19 homes closed in January in O'Fallon IL. Even better, this is up 6 from the January 2009 total of 13.

Of the 19 , all were re-sale. Average market time was 181 days.

Bad news!

Prices are down. Average sales price for Jan 2010 was $136,000 down from $157,000 for Jan 2009.

As I mentioned above 19 homes closed in Jan 2010, this is up from 2009 and in line with 2008 numbers.

Price still continues to dictate what is selling. This trend should hold steady thru the first quarter of 2010.

So all things considered...not bad there are signs of life. Currently there are 37 homes under contract in O'Fallon IL. Showing activity is strong and interest rates are still very attractive.

Put on your Inflatable Suit and Think Creatively

On the evening news the other night, an item from Pittburg, KS caught my eye.  What looked like a psychedelic 1,000 legger approached people on the street, which caused some to run and some to gawk.  It was performance artist Jimmy Kuehnle wearing an inflatable suit to challenge people's perceptions and make them think.

As the artist puts it, "Our ways of thinking are very much in a routine and this is to break you out of your routine by walking the line between shocking and the absurd."  You recognize a tree as a tree or a truck as a truck but, the big orange creature defies categorization."Now," continues Kuehnle, "you're mind [is]vulnerable and new thoughts can happen.  You might remember that five minutes later, it might change what you're going to do tomorrow.  You never know, so that's the point of it."

The suit is one in a series of inflatable costumes that that artist has worn around the country. Powered by 12v blower motors, the suits allow Kuehnle to glide along the ground and fit in small space.  Brightly colored, the suits attract the attention of pedestrians and aim to foster creative thinking.  

Absurd times provoke absurd reactions and absurd solutions.   With economic challenges in our country that hit real estate agents head on, there is a need for fresh thinking in how to approach our clients. 

As real estate professionals, we aren't likely to put on funny suits but we still must work out creative solutions with our clients who are faced with foreclosure or with the desire to buy a home with limited ability to get a mortgage.
